Job Description Summary River Pointe has an immediate opening for an experienced Maintenance Supervisor. Our team members are high performers that care about customer service and exceed expectations. The Maintenance Supervisor plays a critical role in our success.
Responsibilities
Provide excellent customer service and maintain a positive team environment.
Manage outside vendors, follow up on warranties by email and phone, and ensure vendor contract compliance.
Develop and enforce cleanliness and appearance standards for the property, including common areas, grounds, and building exteriors.
Perform hot‑water repair and basic carpentry tasks; supervisory oversight of up to 5 employees.
Assist with budgeting for regular maintenance and capital expenses, and maintain accurate inventory of spare parts and supplies.
Complete resident work orders promptly, conduct preventive maintenance, and oversee the “make‑ready” process for vacant units.
Inspect work performed by team members, contractors, and vendors to verify quality and adherence to safety and code requirements.
Lead weekly safety meetings, keep MSDS sheets current, and stay up to date on OSHA and other regulatory laws.
Demonstrate strong customer service skills, treat residents and team members with respect, and respond sensitively to maintenance service complaints.
Qualifications
Vast maintenance management experience in multifamily housing.
Knowledge of hot‑water heater repair and maintenance; carpentry required; background on roofing materials (shingle, BUR, membrane, EPDM) highly preferred.
Proficient in safe use and maintenance of hand tools, power tools, and mechanical equipment.
Proficient in MS Office Suite and property management software (Yardi/One Site).
High level of professionalism in manner and dress.
Strong communication skills and ability to collaborate with cross‑functional teams.
