Job Description The Maintenance Technician is responsible for the maintenance duties of Associations involving mostly exterior carpentry, painting, plumbing repairs, electrical repairs and minor roofing repairs in addition to other exterior responsibilities to guarantee that the communities we manage are properly and safely maintained.
Daily responsibilities
Perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of buildings does not deteriorate.
Perform maintenance tasks such as carpentry, painting, plumbing and electrical repairs to ensure that the building is properly maintained.
Clean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters and drains. Power wash as needed.
Operate and perform routine maintenance and repairs on systems & equipment as needed.
Maintain maintenance and inspection reports, attend meetings, and provide update on status of work orders.
Maintain routine, preventative and capital X maintenance schedules.
Assist maintenance vendors and contractors as needed.
Maintain entrance gates, pond motors, grounds signage, winterize and de-winterize community.
Other duties as requested.
Requirements
High School Diploma or GED Required.
3+ years of directly related experience.
Must be able to communicate effectively with internal and external customers and clients.
Knowledge of general maintenance requirements; electrical and plumbing codes and maintenance requirements; OSHA worksite and personal safety requirements; State or local governmental safety requirements; documentation, safety, required reporting, regulations, etc.
Professional customer service and excellent communication skills (phone, interpersonal, written, verbal, etc.).
Ability to interpret and complete verbal and/or written instructions at a proficient level. Maintain company policies, procedures and forms. Operate smartphone, email, and software technology to update work order tickets.
Reliable, dependable, and on-time. Ability to prioritize workload and manage time effectively.
Self-motivated, proactive, detail oriented and a team player.
Valid driver's license is required.
