WIELAND’S Senior Healthcare Project Manager is responsible for leading and overseeing the construction process of all healthcare projects, beginning with marketing through final execution and closeout. They will provide support for the overall direction, completion and financial outcome of the project. This individual will be working with several project teams and must be able to prioritize and multi-task. They will not only lead construction projects but work closely with the Business Development Manager and marketing team on WIELAND’s pursuits in medical and healthcare projects. They will report to the Director of the project/region.
Job Functions
Lead and manage all aspects of the healthcare projects, including new construction, renovations, and expansions, ensuring they are delivered safely and within budget and schedule.
Be a liaison with hospital clients, including their leadership team, architects, engineers and subcontractors.
Be knowledgeable of healthcare construction, best practices, safety protocols and regulatory requirements.
Work closely with the Business Development Manager for continual development of a comprehensive, long-term business plan to grow WIELAND’s healthcare portfolio.
Oversee and review the bidding/buyout of projects by determining the subcontracting strategy for the project and preparing front-end documents and bid processes under various project delivery methods.
Review overall project status with client throughout project to maintain and foster relationship.
Review, understand, and communicate the Owner Contract terms to the project team for risk management and decision purposes.
Direct and oversee project delays with Project Team to notify Owner/Architect/Subcontractors of delays and/or potential delays.
Communicate with Owners, Architects and Subcontractors related to project risk, timetables, costs/budgets, and change management.
Monitor project health with Project Management Software to ensure the project team is utilizing and maintaining the Project Tools (Daily Reports, Schedule, Inspections, etc.) to WIELAND SOP's.
Hold weekly team meetings to evaluate any risk or concern and bring any issues to the Regional Director's attention. Ensure project goals are being met.
Mentor project team by communicating clear, challenging, and measurable goals to ensure employee expectations are known.
Prepare contingency plans for potential risks, expanding contractual services and project profit to mitigate risk and legal ramifications.
Lead dispute resolution with employees, subcontractors, and suppliers while setting realistic expectations and delivering on commitments.
Oversee preparation and distribution of Commitments/Subcontracts within 30 days of project award and execution of the Owner Contract.
Responsible for oversight regarding submittals, RFI's, Punchlist, Closeout and the related documentation control.
Verify all subcontractors have a signed subcontractor agreement, any necessary bonds and correct insurance before they begin work onsite and monitor future compliance.
Verify coordination of all project requirements/reviews with authorities having jurisdiction.
Participate in post bid interviews to verify scope, schedule, and cost resulting in selection of Subcontractors that will represent WIELAND.
Successfully Review / Approve invoices in a timely manner.
Manage change events for completion within 30 days.
Review and approve the project schedule and confirm weekly distribution.
Coordinate with Owner, Design Team, and Consultants for Owner incentives including grants, TIF, brownfield credits, etc. and assist with reporting as required to the proper authorities.
Schedule and hold monthly financial meetings with Project Team to update Project Fee Reconciliation, Cost Projections, and S-Curves.
Provide jobsite leadership by promoting safety, schedule, and quality.
Perform reviews for employees and project teams you oversee.
Participate/lead in Owner contract negotiation.
Ability to receive methods for improvement or constructive criticism.
Respects differences and similarities; listens to understand viewpoints of others.
Maintains and displays company values and culture.
Flexibility to travel as projects demand.
Key Performance Indicators (bolded) Qualifications
10+ years of construction management experience, with multiple and recent experience in the healthcare sector.
Procore experience, preferred.
Strong leadership and managerial skills.
Excellent verbal and written communication skills.
Excellent attention to detail, analytical, organizational and time management skills.
Proficient in the Microsoft Office suite.
