Overview
Facilities Maintenance Technician Lead at The Ohio State University Wexner Medical Center. The role involves day-to-day inspections, preventive maintenance and repair of buildings and equipment within outpatient healthcare complexes. This position may lead a team of facilities maintenance technicians or be solely responsible for maintenance of facilities over 110,000 square feet. Responsibilities
Perform complex tasks related to inspections, preventive maintenance and repairs of buildings and equipment (plumbing, electrical, carpentry, HVAC). Identify, communicate, coordinate and complete projects in assigned areas; respond to emergency situations and correct defects. Mentor, train and provide technical expertise to other staff; distribute work orders in the supervisor’s absence. Assist other trades as needed; adhere to safety practices; maintain clean work areas and equipment; document work; provide high level customer service; communicate with customers, coworkers and supervision by written, electronic and verbal methods. Operate department vehicle; participate in meetings and emergency response teams; support the university value of integrity and accountability. Lead projects and coordinate work in the assigned area; participate in the development of staff and ensure alignment with building standards. Technical Duties / Area Competencies (55%)
Carpentry:
Install/remove fixtures, shelves, ceiling tiles, drywall, flooring and trim; repaint walls; install/repair doors and hardware; repair fire doors and penetrations. Electrical:
Install/repair electrical equipment, lighting, outlets, switches, controls and motors; retrofit lighting; perform electrical readings; respond to electrical emergencies; perform preventative maintenance on electrical systems. Plumbing:
Repair/install toilets, sinks, showers; service plumbing components; unclog drains; test eye wash and emergency showers; locate shut-offs; perform preventative maintenance on plumbing. HVAC:
Respond to temperature issues; repair/replace thermostats; clean ducts and coils; replace motors and filters; align belts; perform maintenance on HVAC/R components. General Duties (25%)
Technical Support:
Ensure code compliance; document regulatory tests; conduct building walk-throughs; maintain equipment knowledge and update drawings; locate utility shut-offs and generate permits; troubleshoot field problems; participate in emergency response. Communication / Recordkeeping:
Document labor and materials; manage purchase requests; provide project estimates; inform customers when tasks are complete; escalate work orders as needed. Other Departmental Duties:
Pursue professional development; interact with other areas; participate in meetings, trainings and possibly committees; perform other duties as assigned. Minimum Classification Requirements
High school diploma/GED or equivalent; eight years of general maintenance experience or an equivalent combination of education and experience with three years in a team-oriented, multi-function setting; during probationary period: valid OSHA 30-hour General Industry Safety and Health card. Desirable Qualifications
Associates/technical degree or certificate in skilled trades/maintenance related field. Physical and Other Requirements
Must be able to push/pull 70 lbs; climb and stand on ladders; may work in hot, cold, dusty or dirty environments and in cramped spaces. May work overtime and be subject to 24-hour emergency call.
