Responsibilities

Performs advanced (senior level) restoration, renovation, building maintenance and construction work in a designated skilled trade.

Renovation, restoration, alteration, inspections, adjustments, installations, and maintenance of building, utility systems, and stationary equipment; requisition material and supplies; maintain records.

Process paperwork related to work orders, projects, and material requisitions.

Act as lead worker, provide training and guidance to others; assign and prioritize workload.

Work under minimal supervision with considerable latitude for initiative and independent judgment.

Participate in disaster response and/or COOP activation as required, which may include alternate shift patterns or locations.

Essential Job Functions (EJFs)

Attend work regularly and follow assigned shift schedules, including rotating or overtime as needed.

Inspect, adjust, maintain and repair building systems for various trades, including doors, door hardware, fire alarm and sprinkler systems, carpentry, painting, and electrical; ensure proper maintenance and repair.

Evaluate work and determine the best methods for maintenance and repairs.

Design projects to conform to applicable codes and standards; identify materials and manpower needs; perform in-process inspections.

Lead projects and provide direction to others; establish work schedules and oversee repairs or renovations.

Maintain safe, uninterrupted services to campus operations and programs; monitor system condition and plan repairs as needed.

Operate and maintain tools and safety equipment; use and test machinery as necessary.

Process paperwork for work orders, projects, and material requisitions; train staff and maintain training records.

Inspect contractor work to ensure contract compliance.

Complete material and equipment requisitions; track usage and cost of labor; order parts and supplies to complete work orders.

Knowledge, Skills and Abilities (KSAs)

Knowledge of repair, maintenance, and operations of buildings, building systems and grounds.

Knowledge of doors, door locks and hardware; may work with outside vendors.

Knowledge of fire alarm and fire sprinkler systems; may work with outside vendors.

Knowledge of industrial safety, fire and safety regulations.

Skills with hand tools, power tools, and test equipment.

Skills in preventative maintenance and inspections of buildings and systems.

Ability to follow instructions, perform maintenance, and estimate materials.

Ability to interpret drawings, schematics, or sketches; organize preventive maintenance programs.

Ability to provide direction to others and work independently or with a team.

Ability to work harmoniously with co-workers and facility staff; solve problems and exercise good judgment.

Effective oral and written communication skills.

Registrations, Licensure Requirements or Certifications Must possess a valid Texas driver license or obtain it within 90 days after hire to drive a state vehicle. Applicants with an out-of-state license must provide an original certified driving record. Eligible driving record required per HHSC Fleet Management policy.

Initial and Screening Criteria Vocational training in one or more trades (electrical, plumbing, masonry, mechanical equipment, locksmithing, painting, motor vehicle maintenance, grounds keeping, equipment maintenance, HVAC, carpentry, welding, or electronic cabling) AND two years’ experience in any of the above, OR minimum four (4) years’ experience in construction, maintenance, or equipment/vehicle repair with experience in at least two listed trades.

Additional Information

Applicants may be subject to fingerprint background checks, pre-employment drug screen, and registry checks (including CANRS, Nurse Aid, Medication Aide and Employee Misconduct, LEIE).

Males 18-25 must be registered with Selective Service.

All applicants must be at least 18 years old; Waco Center for Youth applicants must be 21.

Flexibility in work hours; overtime/extended hours may be required.
