Position Summary
Maintenance Supervisor at Collins Park, NHE Inc. Responsible for overseeing physical assets, general maintenance repairs, apartment make‑readies, preventive maintenance, and construction or rehabilitation projects for an apartment community.
Location Collins Park and The Preserve at Collins Park - Goose Creek, SC
Essential Duties and Responsibilities
Under direction of the Community Manager, supervise, schedule and perform maintenance activities for the apartment community.
Work with the office team and Community Manager for walking apartments, move‑in/move‑out reports, etc.
Determine weekly apartment make‑ready and service request schedules.
Report apartments that are ready to show to the Community Manager.
Complete weekly/daily maintenance employee schedules and assignments.
Communicate assignments and tasks to employees with clear instructions.
Monitor work progress, provide assistance and instruction, and evaluate performance.
Assist in recruiting and interviewing potential staff members.
Coordinate and respond to resident/management requests and service requests.
Assign service requests to Maintenance Technician(s) and monitor completion.
Coordinate warranty work orders with vendors.
Schedule and prepare vacant apartments for move‑in; verify make‑ready conditions.
Ensure repairs, replacements and trash clean‑out are completed for occupancy.
Coordinate safety and skills training for maintenance employees.
Conduct safety audits, identify and correct hazardous conditions, and report to Community Manager.
Coordinate preventive maintenance for equipment and apartments.
Manage supplies, maintenance budget, and order approvals before major expenditures.
Support budgeting and input for next fiscal year needs.
Attendance and flexibility required (weekends, holidays).
Qualifications Experience in apartment maintenance, supervisory responsibilities, vendor coordination, preventive maintenance, safety training, and strong communication skills. Must be flexible to work varied schedule including weekends and holidays. Ability to manage budget and obtain approvals for major expenditures.
