Job Summary The Project Manager, working in conjunction with the Project Director (PD), will simultaneously oversee multiple residential, commercial, industrial and institutional projects. The Project Manager will report at least three times a week on the status of the job to the PD, managing project payment terms and collection of all outstanding amounts.
Principal Responsibilities
Manages high risk, high exposure and/or complex projects.
Communicates professionally with customers, subcontractors and insurance.
Provides technical explanations to clients, adjusters, consultants.
Coordinates job starts and schedule appointments.
Executes Project Director directions regarding project payment terms and collection of outstanding accounts receivable.
Requests payment from customers upon substantial completion and when obtaining COS signed per established terms.
Alerts Project Director regarding next stage of payment per policy.
Assists in collecting outstanding A/R.
Coordinates work duties with subcontractors and field personnel.
Provides constructive feedback and direction to complete tasks on time and within budget.
Coordinates after‑hours emergency services, including board‑ups, water damage, fire and smoke damage.
Obtains city permits and inspections.
Observes all OSHA, EPA, SCAQMD regulations.
Ensures compliance with all applicable safety and DOT requirements.
Manages multiple projects simultaneously across a multi‑location region.
Uses Salesforce to manage projects, run reports, input and manage work orders, and forecast budgets/labor/material.
Performs other related duties as assigned.
Technical Skills Must be proficient in MS Office, Xactimate, Salesforce.com, and have structural building experience. Insurance restoration experience is a plus.
Communication Skills Fluent English, both oral and written, strong technical writing skills, and ability to effectively express oneself orally in project reviews with internal staff and customers.
Work Environment & Physical Demands Primarily administrative with frequent site visits in dirty, dusty, noisy conditions and exposure to hazardous materials. Must be in good physical health, meet the medical clearance requirements of an OSHA (HAZWOPER) examination, able to wear a full‑face respirator and lift/carry 50 pounds.
Travel Requirements Some travel required; willing to work odd hours, weekends, and holidays as called upon.
Required Education and Experience
High School diploma or equivalent; some college is a plus.
Minimum of three years of Superintendent experience in all phases of construction.
A combination of commercial and residential experience is preferred.
Certifications Needed Current asbestos, lead, and mold certifications; LLC RC AMRT certification; valid environmental physical for respirator use; OSHA 30‑hr construction course; current State driver’s license; forklift operator certification.
Additional Eligibility Qualifications Positive attitude, strong work ethic, ability to follow directions, experience operating vehicles up to 26,000 GVW and truck‑trailer combinations, good communication skills, commitment to company safety policy, legal eligibility to work in the U.S., bilingual English/Spanish encouraged.
