Position Summary The Building Maintenance Technician is responsible for the day-to-day operation, maintenance, and repair of industrial properties within Saber Hall’s portfolio. This role ensures that all building systems are functioning efficiently, safely, and in compliance with local codes and regulations. The Building Maintenance Technician works closely with property management, tenants, and vendors to support the overall performance and value of the property.

Key Responsibilities Operations & Maintenance

Perform maintenance and repairs of HVAC, electrical, plumbing, fire/life safety, and other building systems.

Troubleshoot building equipment, evaluate issues, and escape to qualified vendors when necessary.

Conduct regular property inspections, ensuring compliance with safety and operational standards, and report findings to property management.

Perform routine repairs and replacements of interior and exterior building components to maintain safe, functional, and presentable facilities.

Maintain accurate logs and records of building systems, inspections, and maintenance activities.

Tenant & Vendor Relations

Act as a liaison between property management and tenants, responding to maintenance-related inquiries promptly and professionally.

Provide excellent customer service to tenants by addressing maintenance concerns promptly and professionally, fostering positive tenant relationships.

Support property management with vendor oversight, scheduling, and coordination.

Coordinate and oversee work performed by outside contractors and vendors, ensuring quality, safety, and adherence to company standards.

Assist property management in communicating building procedures, policies, and safety protocols to tenants.

Projects & Improvements

Assist in the planning and execution of capital improvement projects, including equipment replacements and building upgrades.

Support budgeting and cost-control efforts by providing input on repair/replacement needs and project scopes.

Assist with the preparation of RFPs (Requests for Proposal) and review of bids for services and repairs.

Troubleshoot, evaluate, and make recommendations to enhance maintenance operations and implement cost savings opportunities.

Qualifications

High school diploma or equivalent; technical or vocational training in HVAC, electrical, or mechanical systems preferred.

3–5 years of experience in building engineering, maintenance, or related field strongly preferred.

Working knowledge of HVAC systems, plumbing, electrical systems, building automation systems, and life safety equipment.

Ability to read and interpret blueprints, schematics, and equipment manuals.

Strong problem-solving, organizational, and customer service skills.

Proficiency with Microsoft Office, Outlook, and CMMS (work order systems).

Ability to lift up to 50 lbs. and perform physical work, including climbing ladders and working at heights.

EPA certification preferred; additional certifications (e.g., OSHA, LEED, Journeyman license) a plus.

Valid driver’s license and reliable transportation required.
