The Assistant Project Manager assists the Project Manager in the administrative and technical management of projects. Responsibilities include contract administration, change orders, submittals, procurement, and scheduling support. Essential Job Duties and Responsibilities
Contribute pre‑construction services: review design documents, identify key subcontractors, investigate site, analyze labor markets, identify long‑lead items, develop bid packages, participate in pre‑bid conferences, develop project procedures manual, and coordinate permitting. Assist with financial tracking: approve miscellaneous job expenditures, prepare monthly owner requisitions, process requisitions, manage change order process, assist in loss‑control management, administer owner purchase program, and manage project assets. Manage project start‑ups: develop scopes of work, set up filing system, create purchasing schedule, obtain insurance and bonds, establish meeting schedule, develop QC and safety programs, set up project directory, and mobilize on site. Maintain schedules: comply with contract requirements, coordinate with corporate scheduling, prepare and distribute detailed project schedules, prepare resource‑loaded schedules, issue monthly updates, and develop look‑ahead schedules. Handle project administration: administer document control, RFI process, and critical item list; prepare monthly reports and correspondence; conduct project meetings; evaluate and respond to risks. Support field operations: conduct trade pre‑construction meetings, coordinate subcontractors and vendors, schedule permit inspections, maintain subcontractor relationships, manage QC and safety programs, oversee shop drawing and material expediting, handle daily cleanup, rental equipment, daily site walk, specialty inspections, and commissioning of equipment. Promote client relations: interact with owners and comply with client needs. Manage project closeout: obtain certificates of occupancy, submit as‑built drawings, operation manuals, punch list, owner move‑in support, finalize training programs, deliver warranties, demobilize field operations, close subcontracts, compile project history, complete asset transfer, obtain client referral, archive records, and administer warranty period services. Promote the company through participation in events, committees, industry organizations, employee training, recruiting activities, presentations, and PR opportunities. Engage in professional development: attend training programs, continuing education, seminars, conferences, and professional organizations. Perform other related duties as assigned. Education and Work Experience
Bachelor’s degree in construction management, engineering, or related discipline, or five years of experience. Minimum three years as a project engineer or assistant project manager with a general contractor. Proficiency in construction project management applications. Strong communication and interpersonal skills; ability to interface with owners, A/E teams, building departments, and internal stakeholders. Intermediate finance skills. Job Information
