The Director, Real Estate leads the execution of Bloomingdale’s real estate strategy within Macy’s, Inc. They develop and implement strategic plans for the full Bloomingdale’s real estate portfolio, including Bloomingdale’s, Bloomingdale’s Outlet, and Bloomie’s. A key focus is expanding the innovative small-format Bloomie’s concept. The Director leverages the current and future physical portfolio to maximize brand potential in each market. Responsibilities include asset value enhancement, development, redevelopment, and strategic deal-making, covering various deal types such as new store expansion, lease renegotiations, store dispositions, and redevelopments. Ideal candidates will have established relationships within the luxury and lifestyle development community and demonstrate strong negotiation, communication, and interpersonal skills. They manage relationships with mall and shopping center owners and developers, negotiate deal terms, and ensure documentation compliance with Macy’s, Inc. standards. This hybrid role (3+ days in office) is based at Bloomingdale’s Long Island City, NY campus, with regular travel required. What You Will Do
Manage and develop Bloomingdale’s real estate assets, including negotiations for new deals, dispositions, and lease agreements. Maintain relationships with external stakeholders. Lead expansion strategies across all store formats. Conduct market analysis, demographic studies, and financial evaluations to inform site selection. Negotiate LOIs, leases, and amendments, collaborating with legal, construction, and finance teams to align agreements with business needs. Monitor portfolio performance, review lease expirations, and analyze financials to inform optimization strategies. Improve real estate tools, processes, and procedures. Coordinate cross-functional teams to meet project milestones. Foster an environment of respect and acceptance, strengthening relationships with colleagues, customers, and communities. Skills You Will Need
Extensive experience in portfolio strategy and real estate initiatives across store formats, with a focus on luxury and lifestyle centers. Proficiency in financial modeling, including proformas, cap rate analysis, and scenario planning. Strong lease negotiation skills and understanding of legal documentation. Experience in retail leasing, especially with anchor tenants. Ability to evaluate markets and sites, and build relationships with landlords and developers. Excellent communication and stakeholder management skills. Proven project management and leadership capabilities. Experience improving processes and tools within real estate functions. Proficiency in Microsoft Office and real estate analysis tools. Who You Are
Bachelor’s degree in real estate, business, finance, or related field; MBA or JD preferred; 7+ years of retail real estate experience. Able to work a flexible schedule and travel regularly. What We Can Offer You
