What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties, and the purpose of the property inspection is to verify occupancy and report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
Responsibilities
Complete each inspection within 5–6 minutes, typically within 4 days after assignment.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Spend extended periods driving while making numerous stops during the day in the assigned territory.
Requirements
Computer with an internet connection
Reliable vehicle (good gas mileage is a plus; you will be responsible for your own gas)
Smartphone (Android or iPhone)
Printer
Pass a standard background check using a valid driver’s license
Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30–$40 per hour.
Depending on the county and whether it is urban or rural, you may complete anywhere from 20–500 inspections per month working 2–30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month. Earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory.
