Job Details Job Type: Full-time
The Position: The Maintenance Manager is the eyes and ears of a property’s daily performance and is largely responsible for maintaining and enhancing the value of a well-run property. A successful Maintenance Manager will provide excellent customer service to our residents, take pride in the property, and understand that this role is critical to the reputation of the property.
The Property: The Beacon is a unique housing community consisting of 180 units and 576 beds, designed with Auburn University students in mind.
Schedule: Monday – Friday 8:30 am to 5:00 pm. Nights or weekends may be required from time to time depending on business needs.
Compensation: $26.00 – $31.00 per hour plus bonus potential. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location.

Responsibilities & Duties
Monitor residential sites, building locations, clubhouse, amenities, and other common areas for superior curb appeal, general cleanliness, and organization.
Demonstrate excellent customer service during each encounter with residents, prospects, vendors, officials, and community members.
Review, assign and follow‑up on open work orders to ensure the work order is completed and accepted within company guidelines.
Solicit bids, negotiate contracts, and observe work performed by independent contractors to ensure quality product and service.
Respond to after‑hour emergency issues.
Monitor maintenance trends and develop a preventative maintenance program to help minimize cost to owner.
Assist with employee recruitment, interviewing, selection, and adherence to company core values.
Requirements
Three or more years of experience in building maintenance – student housing experience is a plus.
Experience with HVAC and appliance repair.
One or more years of supervisory experience is preferred.
Knowledge, Skills & Abilities
Working knowledge of pool service and maintenance is required. Open to becoming a Certified Pool Operator.
Possess strong administrative, organizational, and communication skills.
Self‑motivated and excels at working in a team environment.
Ability to lift up to 50 lbs.
Ability to stand, lift, and bend for up to 8 hours (with breaks) in hot, cold, and wet environments.
Experience with Entrata software is preferred.
Ability to fulfill rotating on‑call duties as needed.
