The Project Manager is responsible for overseeing all phases of high-end residential pool and outdoor living construction projects, from pre-construction through final completion. This role ensures that each project is delivered on schedule, within budget, and to the highest standards of quality and craftsmanship. The Project Manager acts as the primary liaison between clients, subcontractors, and internal teams, providing clear communication, organization, and leadership throughout the construction process.
DUTIES AND RESPONSIBILITIES: Plan, coordinate, and supervise all phases of residential pool and outdoor living construction projects.
Manage subcontractors, suppliers, and field crews to ensure timely and quality execution.
Review project plans, drawings, and specifications to identify potential issues and opportunities for improvement.
Maintain detailed project schedules and ensure milestones are met.
Conduct regular site visits to monitor progress, safety, and workmanship.
Communicate proactively with clients, designers, and internal departments to manage expectations and resolve issues.
Oversee material procurement, deliveries, and on-site logistics.
Track budgets, cost changes, and progress billing in coordination with the Accounting and Estimating teams.
Ensure compliance with safety standards, building codes, and company policies.
daily or weekly project reports summarizing progress, challenges, and next steps.
Lead project meetings and provide updates to management.
Perform other duties as assigned by management.
SUPERVISORY RESPONSIBILITIES: Directly supervises subcontractors and field employees within the Residential Construction Department.
Carries out supervisory responsibilities in accordance with company policies and applicable laws.
Responsibilities include planning, assigning, and directing work; training employees; evaluating performance; rewarding and disciplining employees; addressing complaints and resolving issues on-site.
QUALIFICATIONS: Minimum 10 years of experience managing residential pool or outdoor living construction projects.
Strong understanding of pool construction phases including excavation, steel, plumbing, electrical, gunite, tile, plaster, and equipment installation.
Proven ability to manage multiple projects simultaneously.
Exceptional communication and leadership skills.
Strong problem-solving abilities and attention to detail.
Ability to interpret and understand construction drawings and specifications.
Proficient in project management software (Buildertrend, Procore, or similar).
OSHA 30 Certification preferred.
Bilingual (English/Spanish) a plus.
Valid driver’s license and reliable transportation required.
Bachelor’s degree in Construction Management or related field preferred.

Frequently exposed to moving mechanical parts, dust, and moderate to loud noise levels.
