Overview Peabody Properties, Inc. seeks an experienced and seasoned Property Manager to oversee apartment communities in New Bedford, MA. The role involves managing all property operations, directing site office and maintenance staff, ensuring compliance with the LIHTC program, optimizing occupancy, staffing, budgeting, and handling resident certification processes.
Responsibilities
Oversee all property operations and site office/maintenance staff.
Ensure compliance with LIHTC and other affordable housing regulations.
Maintain optimal occupancy and staff allocation.
Prepare and monitor budgets within constraints.
Process resident certification and recertification forms.
Communicate effectively with residents, staff, and stakeholders.
Requirements of the Position
Knowledgeable of affordable housing programs, LIHTC, federally‑assisted, and all State and local housing regulations.
Strong time‑management skills and ability to prioritize.
Solid administrative, organizational, computer, marketing, and resident‑relations skills.
Effective verbal and written communication.
Initiative, self‑motivation.
Education and Experience
High School Diploma or GED with a minimum of 5 years related property management and supervisory experience.
Proficiency in Microsoft Word, PowerPoint, and Excel.
Knowledge of Onesite a plus.
LIHTC recertification experience required.
Compensation and Benefits Salary range: $63,252.80 – $106,683.20. Benefits include medical, dental, 401(k), STD, life insurance, Employee Assistance Programs (EAP), paid time off, paid holidays, paid training, tuition reimbursement, wellness programs, employee referral bonuses, and flex spending.
