Senior Project Manager: Salary + Bonus Potential

Join KO Storage as a Senior Project Manager and lead complex commercial construction projects from preconstruction through closeout, managing contracts, budgets, schedules, and quality standards. You will serve as the primary client‑facing contact on large, multi‑phase builds and coordinate closely with Estimating, Site Improvement, Field Operations, and Finance to deliver projects safely, profitably, and on time. Develop, review, and finalize construction documents for entitlement, permitting, and construction. Lead projects through design, entitlements, and construction completion. Source and contract professional service agreements for design and engineering. Manage schedules, budgets, RFIs, submittals, permits, and invoices. Coordinate design drawings for procurement of structural steel with Supply Chain Manager. Coordinate subcontractors/vendors; ensure compliance with contract requirements. Lead client relationship management alongside Directors and executive team. Track and report department metrics (schedule variance, compliance logs, margin forecasts). Properly manage all billable hours in labor tracking system. Develop and refine SOPs, workflows, and project delivery systems. Responsible for project management metrics tracked weekly and facilitate all‑hands meetings, internal communications, and lessons learned reviews. Oversee procurement, subcontractor agreements, and payment applications. Resolve conflicts, proactively manage risk, and escape escalations only when necessary. Mentor and coach PMs / Jr. PMs; lead onboarding/training programs. Other job functions as required or requested. Requirements / Qualifications

Strong negotiation and client‑facing communication skills. Proven ability to manage budgets of $20M+. Strong analytical and problem‑solving skills. Construction Project Management experience (8+ years). Proficient with Microsoft Office 365, Smartsheet, and Bluebeam. Bachelor’s degree in Construction Management, Real Estate, or Urban Planning (or related). Leadership experience coaching and mentoring staff. Driver’s License (Required). Wage starting at $120k based on experience. Physical Requirements

Prolonged periods sitting at a desk and working on a computer. Must be able to lift up to 15 pounds at times. 10% travel required. Relocation
