Director of Hospitality Asset Management – Atlanta, GA
Bullpen, on behalf of our client, is seeking a Director of Hospitality Asset Management to join a leading institutional real estate investment platform with a multi-decade track record and a multi-billion-dollar footprint across the hospitality sector. This role will oversee a national portfolio of select-service and extended-stay hotels, working directly with senior leadership and experienced third-party operators to optimize performance and drive strategic value.
What You’ll Do You will serve as the primary asset manager for a defined group of hotels, responsible for operational oversight, financial performance, and long-term value creation.
Lead monthly operating reviews with property teams and management companies
Analyze STR data, revenue management metrics, forecasts, and financial statements
Monitor occupancy, ADR, RevPAR, competitive sets, and submarket trends
Identify operational upside and execute strategies to maximize NOI
Develop and implement short-, mid-, and long-term strategies for each asset
Evaluate physical condition, capital needs, and ROI-driven project opportunities
Assess demand generators, supply pipelines, and local market dynamics
Conduct regular property visits and produce detailed follow-up reporting
Cross-Functional Leadership
Partner with internal teams on capital planning and project execution
Collaborate closely with an established asset management & analytics team
Support underwriting and operational due diligence for new investment opportunities
What We’re Looking For The ideal candidate combines hospitality operations expertise with strong financial and analytical depth, someone comfortable leading operator conversations and thinking like an institutional owner.
Qualifications
7+ years in hospitality asset management, hotel operations, or hotel finance
Strong experience with select-service and/or extended-stay hotel operations
Bachelor’s degree in business, finance, hospitality, or a related field
Strong financial analysis, budgeting, revenue management, and reporting skills
Excellent communication abilities and comfort partnering with diverse operator teams
Highly organized, analytical, proactive, and resourceful
Ability to work on-site in Atlanta, 5 days per week
Ability to travel approximately 40%
