Role Overview We are seeking a highly organized and strategic Financial Controller on a part‑time basis to direct our accounting operations, ensure precise financial reporting across our property portfolio, and uphold strong internal control standards. This is a vital role within a well‑established investment company focused on medical office buildings.
Key Responsibilities
Oversee 3rd party accounting team to ensure sound bookkeeping and accounting
Perform variance analysis and deliver insights into portfolio financial performance
Develop and maintain financial dashboards and KPI tracking for properties
Property Accounting Operations
Supervise bank account setup and maintenance, and accounts payable
Monitor property budgets and compare results against forecasted performance
Compliance & Internal Controls
Manage insurance programs, certificates, and risk management initiatives
Ensure compliance with lender reporting requirements and loan covenant obligations
Budgeting & Forecasting
Collaborate with property managers on budget development and forecasting
Support capital planning efforts and construction project tracking
Cash Management & Treasury
Oversee corporate and property‑level cash management activities
Monitor reserve accounts and coordinate reporting with lending partners
Optimize portfolio‑wide cash flow performance
Required Qualifications
Bachelor’s degree in Accounting, Finance, or a related field; CPA strongly preferred
Minimum of 7 years of progressive accounting experience, including at least 3 years in a Controller or Assistant Controller role
Strong command of GAAP and real estate accounting standards
Proven experience with property management accounting and multi‑property portfolios
Advanced Excel skills and experience with financial modeling
Exceptional attention to detail with strong analytical abilities
Demonstrated ability to work independently in a remote environment
Preferred Qualifications
Background in commercial and/or multifamily property management
Experience with CAM reconciliations and tenant recoveries
Knowledge of lease accounting under ASC 842
Familiarity with construction accounting and capital project management
Experience leading remote accounting teams
Public accounting experience with a real estate specialization (Big 4 a plus)
Experience with property tax appeals and assessments
Technical Skills & Tools
Advanced Microsoft Excel (pivot tables, VLOOKUP, complex formulas, financial modeling)
Key Performance Metrics
Budget variance tracking and forecast accuracy
Accounts receivable aging trends and collection performance
Process automation and efficiency improvements
