Job Description Summary
The Senior Property Manager oversees an assigned portfolio or a multi‑faceted property in a designated geographic area, ensuring consistency in operations and serving as the single point of contact for ownership groups.
Responsibilities
Operations: Ensuring the smooth running of each community in partnership with the Asset Manager and Regional Property Manager, overseeing maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
Customer Service: Providing superior service and communication to residents and prospects to enhance satisfaction, renewals, revenue, reputation, and profitability.
People Development: Developing, mentoring, leading, and managing a high‑performing team to maximize engagement and minimize turnover.
Marketing: Driving revenues through analysis of competition and creative marketing programs.
Leadership: Instilling, maintaining, and modelling the company mission to be the best national management company.
Operations oversight: Supervising day‑to‑day operations of the on‑site team, ensuring all policies and procedures are followed.
Staff management: Hiring, interviewing, and terminating staff as necessary.
Community environment: Maintaining a positive living environment through prompt conflict resolution and consistent follow‑up.
Financial management: Managing all aspects of community budget and finances.
Leasing coordination: Working with leasing staff to meet leasing and marketing goals.
Vendor relations: Maintaining positive relations with community vendors.
Project coordination: Coordinating special projects as requested by supervisors.
Additional duties: Performing any other related duties as required or assigned.
Competencies
Regular travel to multiple property sites.
Detail oriented with focus despite frequent interruptions.
Experience in supervisory roles and staff management.
Experience in writing and maintaining budgets.
Confidentiality in protecting business operations.
Proficiency with Yardi or similar property management software.
Oversight of entire staff within assigned portfolio.
Education
Bachelor's Degree required.
Experience
10+ years of Property Management experience.
5+ years of Management experience.
Eligibility Qualifications
CPM, RPA, or CSM designation or in process.
Possession of a real estate license.
Strong knowledge of finance and building operations.
Ability to analyze, prioritize, and delegate.
Effective team leadership over employees and vendors.
Experience analyzing and negotiating commercial lease and/or contract language.
Advanced knowledge of Microsoft Office Suite.
Work Environment This role operates in a professional office environment and requires regular travel between properties under varying weather conditions.
Physical Demands Stand, walk, ascend staircases, ladders, or step stools; travel between buildings; sit or stand for 85% of the time; lift up to 20 pounds occasionally or frequently.
