Maintenance Director
Pay Range: $38.00 - $42.00 per hour (depending on experience).
Location: Ivy Park at San Jose, Oakmont Management Group.

Responsibilities
Demonstrate mechanical ability and/or self‑teaching capability to work on equipment such as washer/extractors, dryers, refrigeration, heating units, ice machines, minor plumbing, minor electrical tasks (e.g., wall switches, receptacles, loose wiring, resident call devices), carpentry and painting.
Electrical duties: troubleshoot, identify issues, and repair electrical difficulties including wiring, lighting, control devices, laundry and kitchen equipment.
Structural duties: plan, order, and install cabinetry; perform carpentry tasks such as repairing or replacing sheetrock, plywood, or other structural materials.
Painting duties: plan, order, and complete interior and exterior painting; dispose of materials in compliance with local and federal EPA guidelines.
Plumbing duties: plan, order, and perform minor plumbing repairs (e.g., faucets, showers, drains).
Conduct daily inspections of the property’s outside grounds; promptly correct any issues to maintain a tour‑ready appearance.
Qualifications
High school diploma or equivalent.
Prefer two (2) years of experience in building maintenance, housekeeping, or related fields, including knowledge of electrical, plumbing, and structural matters.
Prefer one (1) year of experience supervising and managing employees.
Able to safely operate a wide variety of equipment and tools.
Knowledge of or ability to learn assisted living and dementia care principles.
Ability to work with seniors and interact patiently with cognitively impaired individuals.
Strong adaptability, decision‑making under stress, and task prioritization skills.
Must pass a criminal background check and health screening tests, including physical and TB checks.
Compliance with Oakmont Management Group’s COVID‑19 protocols (vaccination, screening, PPE usage).
