About the Role

The Director of Real Estate, reporting to the Vice President of Real Estate and Asset Management, is responsible for the acquisition of land necessary to implement various elements of the Atlanta Beltline. Additionally, the Director will provide strategic real estate analysis to the Vice President, negotiate certain easements and agreements with adjacent landowners, and work with the legal team to resolve property disputes. Responsibilities

Serve as primary negotiator for most land acquisitions, as assigned by the Vice President. Assist the Vice President of Real Estate on certain complex land acquisitions where additional expertise and bandwidth may be warranted. Represent the Vice President in matters related to the Real Estate Department when the Vice President is unavailable. Assist ABI’s housing development team when certain real estate expertise is required to redevelop ABI’s portfolio of development sites. Oversee a pipeline of real estate acquisition opportunities and assist with acquisition prioritization. Obtain and analyze due diligence reports and report areas of risk to the Vice President. Negotiate agreements with adjacent landowners to enhance neighborhood connectivity. Identify and resolve encroachment issues on ABI-controlled assets to protect ABI property rights. Draft routine legal documents including contracts, easements, and deeds for review by legal counsel. Qualifications

Bachelor’s degree required in Real Estate, Business, or related field; Master’s degree preferred. Seven to ten years of experience in commercial land acquisition/development, or related real estate field. Required Skills

Experience negotiating complex land acquisitions and construction easements; familiarity with the federal Uniform Act a plus. Ability to manage due diligence contractors, interpret findings, and develop strategies to mitigate areas of risk. Ability to understand and suggest modifications to legal contracts based on the pertinent business terms and situation. Demonstrated success in management. Excellent organizational skills with the ability to prioritize workflow. Excellent written and verbal communication, negotiation, and interpersonal skills, especially in the area of communicating with a variety of stakeholders, including the general public, contractors, public sector employees, and developers. Ability to efficiently complete all required tasks, issues, projects as outlined in this Position Description.
