We are seeking a highly organized and detail-oriented Property Manager to oversee daily operations across a portfolio of rental properties in Manhattan and Brooklyn. The ideal candidate has strong communication skills, thrives in a fast-paced environment, and is comfortable coordinating with tenants, vendors, ownership, and building staff. This role requires excellent judgment, proactive problem‑solving, and the ability to ensure buildings run smoothly and remain in full regulatory compliance.
Responsibilities
Oversee day-to-day building operations
Supervise superintendents, porters, and any on-site building staff
Serve as the primary point of contact for tenants to address inquiries and maintenance requests in a timely and professional manner
Coordinate, schedule, and follow up on repairs and maintenance work
Monitor, track, and prepare lease renewals
Conduct routine property inspections
Assist with budgeting and cost control for property operations
Ensure compliance with all applicable NYC local laws and regulatory requirements (HPD, DHCR, Local Law filings, etc.)
Collaborate with ownership and internal team members to provide updates on property status, repairs, tenant matters, and building needs
Support turnover preparation and coordinate unit readiness between tenants
Review vendor proposals, negotiate pricing, and ensure all vendors carry proper insurance and meet compliance requirements
Identify opportunities to improve building operations, reduce costs, and enhance tenant satisfaction
Qualifications
2+ years of prior experience in property management or real estate operations (NYC rental/mixed use property experience required)
Proficiency with property management software (AppFolio preferred)
Strong understanding of NYC housing regulations, compliance requirements, and building operations
Excellent communication and interpersonal skills with the ability to interact professionally with tenants, vendors, staff, and ownership
Highly organized with strong attention to detail and the ability to manage multiple tasks simultaneously
Strong problem-solving and decision‑making skills, especially in time‑sensitive or urgent situations
Reliable, self‑motivated, and able to work both independently and as part of a team
Available to address occasional urgent matters that may arise after hours or on weekends
Compensation and Benefits
Base salary range: $70,000-$80,000 (salary commensurate with skills, experience, and organizational needs)
Comprehensive and generous employee benefits package
This position requires the candidate to be in the office five days a week and is not available as a remote or hybrid role. The actual base salary that falls within that wide range will be determined by several components including but not limited to the applicant’s working experience, skills, and qualifications.
Additional compensation: The advertised base salary range is not inclusive of other forms of compensation or benefits offered in connection with the advertised role.
