Essential Duties & Responsibilities

Maintain all maintenance operations for the community, including service requests, preventative maintenance, personnel management, safety compliance, and customer service.

Coordinate, schedule, and respond to resident/management requests and work orders.

Ensure repairs and replacements are completed for common areas and units.

Inspect grounds, buildings, and community features daily to identify, minimize, and correct hazardous conditions.

Manage and order maintenance supplies inventory according to budget guidelines.

Maintain a preventative maintenance program to extend asset life and minimize future repairs.

Maintain a well‑organized and properly stocked maintenance shop, adhering to safety standards and OSHA guidelines.

Teach and promote safe work practices as part of the hazard communications program.

Participate in unit inspections and on‑call emergency service at the community.

Plan resource use to keep equipment and supplies costs down, including obtaining bids and dealing with inadequate service.

Provide direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.

Supervise, train, and schedule maintenance staff under the Community Manager’s direction.

Monitor daily work progress of maintenance staff and provide instruction when needed.

Assist the Community Manager with employee performance evaluations.

Ensure staff performance through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.

Promote a harmonious workplace and high quality job performance.

Maintain excellent customer service and monitor service‑request turnaround.

Project a favorable community image to achieve property objectives and public recognition.

Enforce community policies as delegated.

Education / Experience

High School Diploma or equivalent.

EPA & CPO certification required; HVAC desired.

Basic computer skills and ability to use on‑site software functions.

Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regularly move between work sites, communicate with others, use wrists and hands in repetitive motions, and assess work quality.

Frequently move in tight and confined spaces, climb stairs, ladders, ramps, use overhead positions, operate machinery and power tools, drive motor vehicles or golf carts, lift and move objects over 100 lbs., and work in outdoor or hazardous environments.

Occasionally stand or sit for prolonged periods, and work overtime, weekends, and night hours during on‑call emergencies.

License / Equipment

Reliable transportation is required for on‑call emergency duties.

Salary Range $30 per hour – $35 per hour.
