Position Summary The Maintenance Supervisor is responsible for all maintenance operations within the community. The role includes managing service requests, preventative maintenance, oversight of staff and vendors, ensuring compliance with safety standards, and delivering excellent customer service. The Supervisor works closely with the Community Manager to maintain the building and its common areas.

Essential Duties & Responsibilities

Daily onsite attendance and coordination of resident/management requests and work orders.

Ensure repairs, replacements, and preventative maintenance for community common areas and units.

Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions.

Manage maintenance supplies inventory and stay within budgetary guidelines.

Maintain a well‑organized, well‑stocked maintenance shop in compliance with safety standards and OSHA guidelines.

Teach and promote safe work practices and hazard communications.

Participate in unit inspections and ensure accurate record‑keeping of service requests, EPA/OSHA standards, and preventative maintenance.

Assist with general upkeep, cleaning of office, common areas, and model units.

Participate in on‑call emergencies at the community.

Obtain bids/pricing from vendors, contractors, and suppliers; resolve service issues and ensure cost effectiveness.

Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.

Under the Community Manager’s direction, supervise, train, and schedule maintenance staff.

Provide input on employee performance evaluations and conduct ongoing training, coaching, and counseling.

Maintain consistent, excellent customer service and monitor service request turnaround.

Enforce community policies and production standards while providing a favorable image of the community.

Qualifications

High School Diploma or Equivalent.

EPA & CPO certification required; HVAC certification desired.

Basic computer skills and familiarity with on‑site software functions.

Knowledge of Fair Housing Laws and OSHA requirements.

Demonstrated leadership and ability to promote harmony and quality performance among staff.

Physical & Environmental Requirements Employees are regularly required to:

Move throughout the property, including confined spaces, stairs, ladders, ramps, and overhead positions.

Operate machinery, power tools, motor vehicles, and golf carts.

Lift, carry, and move objects up to 100+ lbs. in all directions.

Work overtime, weekends, and night hours for on‑call property emergencies.

Be exposed to outdoor weather elements and hazardous chemicals.

Benefits & Compensation Salary range: $25–$27 per hour.
