Maintenance Supervisor

Essential Duties & Responsibilities
Supervise all maintenance operations, including service requests, preventative maintenance, and vendor oversight.
Maintain daily on‑site presence and coordinate resident and management requests.
Ensure repairs and replacements are completed for common areas and units.
Inspect grounds, buildings, and community features daily to identify and correct hazards.
Manage maintenance supply inventory within budget guidelines.
Implement an effective preventative maintenance program to extend community life.
Keep maintenance shop organized, stocked, and compliant with safety standards and OSHA guidelines.
Execute hazard communications program and promote safe work practices.
Participate in unit inspections as requested.
Maintain accurate records of service requests, EPA/OSHA standards, work progress, and make‑ready status.
Assist with general upkeep, cleaning of office and common areas, and model units.
Respond to on‑call emergencies at the community.
Source bids, pricing, and vendor services to utilize resources economically.
Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
Personnel Management
Supervise, train, and schedule maintenance staff under the Community Manager’s direction.
Monitor daily work progress and provide assistance or instruction as needed.
Contribute to employee performance evaluations and ongoing training initiatives.
Promote staff harmony, quality performance, and effective leadership.
Customer & Resident Relations
Deliver excellent customer service and monitor service request turnaround.
Project a favorable community image to meet property objectives and public recognition.
Ensure consistent resident interactions and enforce community policies.
Education & Experience
High School Diploma or equivalent.
EPA & CPO certification required; HVAC certification desired.
Proficiency with on‑site software and basic computer skills.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements MS @ Small – Mid‑Sized Properties
Regular movement, communication, repetitive wrist and hand motions, and ability to work overtime, weekends, and nights for on‑call emergencies.
Movement in confined spaces, uneven terrain, stairs, ladders, and overhead positions.
Operation of machinery, power tools, motor vehicles or golf carts, and lifting/placing objects up to 100+ lbs.
Exposure to weather elements and hazardous chemicals.
Standing or sitting for prolonged periods on occasion.
MS @ Large‑Sized Properties
Similar physical demands as small properties, with additional requirements for managing larger teams and more extensive facilities.
License / Equipment
Reliable transportation for on‑call emergency duties.
Salary Range : $28.00 to $31.00 per hour
