The Home Equity Loan Processor processes all home equity loan applications accurately and within established timelines. The processor collaborates closely with Telhio loan officers and borrowers to obtain necessary information, restructure loans as needed to comply with underwriting guidelines, and prepare and distribute early disclosures, loan estimates, and closing documents in accordance with State and Federal regulations. This role requires confidentiality, effective communication, and regulatory knowledge applicable to loan processing responsibilities. Responsibilities
Communicates effectively with borrowers to obtain and verify required documents to satisfy underwriting stipulations. Maintains knowledge of all related government regulations and TRID guidelines. Reviews, prepares, and sends loan disclosures for home equity loans compliant with TRID guidelines. Ensures accuracy of information within borrower‑provided documents prior to uploading and sending to underwriting for review. Delivers timely support to lending partners and responds to all requests promptly. Accurately logs and tracks home equity files throughout the process. Communicates updates and final approvals to loan officers. Prepares, reviews, and sends closing documents for home equity closings, including any necessary instructions and documentation. Completes funding of home equity loans when the Home Equity Compliance Specialist is absent. Obtains property evaluations, title work, and flood certification as required by Telhio guidelines. Performance Metrics
Completes general loan processing with attention to detail, accurately logs loans, and works effectively with loan officers to correct errors and restructure loans as needed. Submits files to Underwriting with clear, accurate stipulations. Complies with the Service Level Agreement by processing loans to meet established SLA, managing the pipeline, and maintaining knowledge of TRID guidelines. Demonstrates teamwork and leadership by contributing to a positive work environment, fulfilling commitments to team members, communicating effectively with Telhio employees, participating in 1:1 meetings, and assisting with consumer lending projects as needed. Performs other duties as assigned. Qualifications
Knowledge of Telhio’s loan policies and products, including home equity and TRID regulations. Strong process and procedural knowledge. Excellent verbal and written communication skills. High school graduate or GED; proficiency in MS Office Suite, DNA, and MeridianLink. Ability to work in a fast‑paced environment and perform analytical and quantitative tasks. Background check requirements: credit, drug screen, bondability, and criminal background. What You Will Earn
