Project Manager – High-End Custom Homes Starwood Design + Build | Richmond / Central Virginia

Starwood Design + Build is a high-end custom residential builder focused on delivering architecturally driven, detail-oriented homes throughout Central Virginia. Our projects typically range from $1M+ and involve close collaboration with discerning clients, architects, designers, and specialty trade partners.

We are seeking an experienced Project Manager to take ownership of the day-to-day management of our custom home projects, allowing our leadership team to focus on growth and development while maintaining the quality and reputation we’ve built over the last several decades.

This role is not suited for production or volume builders. It requires strong judgement, proactive communication, and a deep understanding of custom residential construction.

Key Responsibilities

Manage all phases of high-end custom home projects with regular on-site involvement from pre-construction through completion

Serve as the primary point of contact for clients, architects, designers, and consultants

Coordinate and manage subcontractors, vendors, and suppliers

Develop, maintain, and enforce detailed project schedules

Manage project budgets and cost tracking

Prepare, price, and process change orders clearly and accurately

Identify potential issues early and proactively resolve them

Maintain jobsite quality standards and ensure work meets Starwood’s expectations

Conduct regular jobsite meetings and client updates

Ensure projects are built in accordance with plans, specifications, and local codes

Maintain organized project documentation using company systems (JobTread, email, etc.)

Required Experience & Qualifications

Minimum 5 years of experience managing high-end custom residential projects

Proven experience managing homes valued at $1M+

Strong understanding of residential construction means, methods, and sequencing

Experience working directly with architects and designers

Excellent written and verbal communication skills

Ability to manage multiple projects simultaneously without sacrificing quality

Strong attention to detail and follow-through

Comfortable making decisions and taking ownership of outcomes

Proficient with construction management software and technology

Valid driver’s license

Preferred Qualifications

Background in construction management, engineering, or related field

Experience in Central Virginia markets

Familiarity with custom design-build workflows

Ability to value-engineer while maintaining design intent

Competitive salary based on experience ( $85,000 – $120,000 )
