Assistant Property Manager (Hybrid Work Schedule Must reside in the Atlanta area)
The Assistant Property Manager supports the daily operations and management of a portfolio of retail properties, ensuring properties are well-maintained, financially sound, and provide a positive experience for tenants and customers. This role works closely with the Property Manager to oversee tenant relations, vendor management, lease administration, budgeting, and financial reporting.
Key Responsibilities Property Operations
Assist in the day-to-day operations of assigned retail centers, ensuring compliance with company policies, lease agreements, and property standards.
Coordinate maintenance, repairs, and capital improvement projects with vendors and contractors.
Conduct regular property inspections to identify and address maintenance or operational issues.
Serve as a key contact for tenant inquiries, service requests, and lease-related matters.
Support tenant move-in/move-out processes and maintain positive tenant relationships.
Assist with vendor procurement, bid solicitation, and contract management to ensure quality service delivery.
Help prepare and track operating budgets, CAM reconciliations, and monthly financial reports.
Process invoices, review expense allocations, and assist with rent collections and delinquencies.
Monitor utility usage and property expenses for cost-saving opportunities.
Lease Administration
Maintain accurate lease records, certificates of insurance, and critical date tracking.
Assist with lease abstracting, rent escalations, and tenant billing adjustments.
Coordinate with accounting and leasing teams on lease documentation and reporting.
Qualifications
Bachelor’s degree in Business, Real Estate, Finance, or related field preferred.
2–3 years of experience in commercial real estate, preferably in retail property management.
Working knowledge of property management systems (e.g., Yardi, MRI, or similar).
Strong organizational, analytical, and communication skills.
Ability to manage multiple priorities in a fast-paced environment.
Proficiency in Microsoft Office Suite (Excel, Word, Outlook, PowerPoint).
