Property Manager – Schnitzer Properties
Join Schnitzer Properties as a Property Manager and lead the overall management, leasing, and capital improvement of our commercial and industrial portfolio.
Responsibilities
Develop and maintain a deep working knowledge of each property’s physical condition, mechanical systems, and critical asset infrastructure.
Oversee daily operational activities—accounting timelines, tenant set‑up, coding/payables, work‑order timelines—to ensure on‑time execution.
Supervise on‑site property teams, ensuring internal tasks and capital projects complete on schedule.
Prepare and maintain comprehensive property files: building data, utilities, contractors, contracts, emergency procedures, insurance, and other information required to operate each property.
Prepare annual budgets, leasing assumptions, CAM reconciliations, and quarterly financial reports.
Review operating statements, aged receivables, and resolve discrepancies as required.
Track property budgets to meet financial obligations.
Develop and implement a tenant relations program with the team.
Respond and resolve tenant complaints timely and professionally.
Compose tenant correspondence and property memorandums.
Administer tenant and landlord compliance with lease terms.
Administer tenant defaults per lease and company policies, following timelines.
Inspect properties weekly and monthly for maintenance and tenant compliance.
Keep Certificate of Insurance documents updated for all tenant and vendor contractors.
Investigate accidents, vandalism, property damage, and submit reports to Corporate Risk Management.
Contract vendors for property operations (landscaping, HVAC, grounds sweeping, exterior cleanup, electrical, plumbing, trash, etc.) following bid process and award contracts with proper in‑house signing authority.
Obtain bids for capital jobs or tenant improvements, prepare spending approval forms, and sign contracts (AIA over $50K).
Provide project management services for capital and tenant improvement projects, including general contractor oversight.
Obtain releases from contractors and post Non‑Responsibility notices for tenant improvement or capital work.
Conduct move‑in and move‑out inspections, manage deposit refunds or tenant account close‑out on time, and prepare turnover space (janitorial, painting, carpet, utility changeovers, signage).
Maintain and track lease rollovers or pending transactions using company procedures and tracking methods for internal audit compliance.
Prepare and distribute monthly Lease Status reports and other departmental reports.
Responsible for key and lock distribution to tenant suites.
Additional duties and special projects as assigned.
Qualifications
Minimum five years of property management experience in commercial/office and/or industrial assets, managing maintenance, leases, vendor contracts, and tenant improvements.
Knowledge of real estate law, finance, and accounting practices.
Strong ability to read and interpret lease documents.
Proficient computer skills, including Microsoft Office and property management software (Yardi preferred).
Excellent written and oral communication skills.
Organized, detail‑oriented, and able to multitask.
Strong customer service orientation when assisting tenants, vendors, and internal stakeholders.
Dependable, cooperative, with positive interpersonal skills and a cheerful disposition in a team‑oriented environment.
Education
College degree in a related field preferred.
Licenses & Certifications
Valid Driver’s License (registered automobile).
Brokers License – Optional.
Certified Property Manager – Preferred.
Travel
Travel to assigned properties may be required.
