Property Manager – Multifamily

My client, a well-established and growing multifamily real estate owner/operator, is seeking an experienced Property Manager to oversee a residential community in Indianapolis, Indiana. This is an excellent opportunity to join a professional, resident-focused organization with a strong operational platform and long-term growth plans.
The Role The Property Manager will have full responsibility for the day-to-day operations of the property, driving performance across leasing, resident satisfaction, maintenance coordination, and financial results. This role requires a hands‑on leader who can balance people management, operational execution, and asset performance.
Key Responsibilities
Oversee daily operations of the multifamily community
Lead, train, and manage on‑site leasing and maintenance teams
Drive leasing performance, occupancy, and renewal rates
Manage budgets, rent collections, expenses, and NOI performance
Ensure compliance with company policies, Fair Housing, and local regulations
Handle resident relations, escalations, and service standards
Coordinate with maintenance teams to ensure timely work orders and preventative maintenance
Prepare reports, forecasts, and operational updates for ownership
Maintain high standards of curb appeal, cleanliness, and overall property presentation
Required Experience
Proven experience as a Property Manager within multifamily housing
Strong understanding of leasing, renewals, resident retention, and operations
Experience managing on‑site teams and vendors
Solid financial acumen including budgets, reporting, and cost control
Excellent communication, leadership, and organizational skills
Experience with property management software strongly preferred
