Maintenance Technician The Maintenance Technician supports the property’s maintenance processes, including corrective, preventative, routine, emergency, and cosmetic work. The role also involves the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities

Community Maintenance – regular daily onsite attendance and timely response to resident/management requests.

Repair and replacement of community common areas and units, and scheduling of maintenance/repair events.

Clean up exterior grounds, breezeways, and common areas; perform pool maintenance and maintain accurate chemical logs.

Daily inspection of grounds, buildings, and community features to identify and correct hazards.

Maintain preventative maintenance program to extend community life and reduce future repairs.

Comply with Asset key policy and keep the maintenance shop organized, stocked, and OSHA compliant.

Assist the Maintenance Supervisor with the hazard communications program and inventory monitoring.

Participate in unit inspections and general upkeep of office, common areas, and model unit.

Report violations of community rules and regulations.

Assist with on‑call emergency duties.

Use property resources, equipment, and supplies efficiently.

Perform additional tasks requested by the Supervisor or Community Manager.

Deliver excellent customer service, ensuring consistent resident communications and the enforcement of community policies.

Education / Experience

High School Diploma or Equivalent.

Basic computer skills and ability to use on‑site software.

Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Frequent movement, climbing ladders, carrying items up to 100 lbs, working in confined spaces and various orientations.

Work outdoors in all weather and temperatures; occasional standing or sitting for prolonged periods.

Availability to work overtime, weekends, nights, and on‑call property emergencies.

License / Equipment

Reliable transportation for on‑call duties.

Salary Range $20 per hour to $23 per hour
