Supervise maintenance and construction staff; schedule and assign work based on life safety code requirements; request materials and supplies; estimate work hours and materials for projects; coordinate with Maintenance Facility supervisors; perform cost analysis and coordinate repairs with the Assistant Director of Maintenance. Oversee preventive maintenance procedures and daily work order submissions via CAFM on HVAC, Electrical, Plumbing, Carpentry, Grounds, and Life Safety Equipment Systems; supervise structural and cosmetic repairs to facilities to ensure safe and reliable operation. Supervise contractor repairs and services; ensure work complies with NFPA standards and manufacturer recommendations; monitor contractors for safety and environmental compliance. Collaborate with the Maintenance and Construction Projects Manager to validate cost and time constraints; participate in vetting future construction projects; review performance history of vendors and bid pricing. Participate in disaster response and Continuity of Operations (COOP) activities as assigned; may require alternate shift patterns or locations; work may include irregular hours or on-call duties to meet facility needs. Account for personnel and state-issued tool inventory; monitor proficiency and safe use of tools and equipment; ensure 100% compliance with mandatory and specialty training. Conduct performance reviews, address conduct and performance deficiencies, and ensure HHSC mandated training is maintained. Essential Job Functions (EJFs)
Attend work regularly; may be scheduled for specific, rotating, or extended shifts and overtime per agency policy. Lead and supervise maintenance and construction staff; plan work around life safety code priorities; coordinate with other supervisors; perform cost analyses and material estimates. Supervise preventive maintenance and ensure safe operation of systems; oversee the verification of contractor work and end-of-day validations for safety and environmental compliance. Ensure work complies with contracts, budgets, and timelines; validate project progress with the appropriate managers. Ensure direct-report staff maintain required training and certifications; manage staff performance and safety compliance. Knowledge, Skills And Abilities (KSAs)
Knowledge of HVAC, Electrical, Plumbing, Carpentry, Grounds, and Life Safety Equipment Systems; familiarity with NFPA Codes and Standards, ADA Standards, and The Joint Commission. Ability to lead and manage with a customer-service orientation; strong communication with management, staff, vendors, and contractors. Skills in prioritizing work, using tools and equipment, and supervising staff and contractors. Ability to read and interpret life safety code citations, blueprints, AutoCAD drawings, maps, and NFPA codebooks. Ability to work under stress and in non-favorable conditions; ability to analyze and train staff on policies and procedures; sound judgment and teamwork. Registrations, Licensure Requirements Or Certifications
Non-Commercial Pesticide Applicator License preferred (weed control, lawn and ornamental, pest control and termite). Must possess a valid Texas driver license or obtain within 90 days; out-of-state license requires a certified driving record per HHSC policy. Initial Screening Criteria
Vocational training in a designated trade with three years of maintenance experience and two years supervising others; or Five years of maintenance/painter experience with three years supervising others. Additional Information
Fingerprint background check, pre-employment drug screen, and registry checks are required; Selective Service registration for males 18-25. Applicants must be at least 18; Waco Center for Youth applicants must be 21. Flexibility in work hours; overtime and extended hours may be required.
