Job Title: Maintenance Supervisor
Position Summary:
At Elmington Property Management, we do things a little differently. Responsibilities and Job Functions
Supervise the entire maintenance process, including ordering supplies, diagnosing maintenance problems, and conducting service requests.
Oversee the workflow for the service staff and delegate workload; meet and exceed budget expectations for expenditures.
Diagnose and repair major appliances, HVAC, plumbing, electrical (when no license is required), general carpentry, pool care, roof and gutter repairs, landscaping, and snow/ice removal.
Provide exemplary customer service to residents, proactively solve issues and create a warm, welcoming environment.
Respond to issues outside of normal work schedule when required, and maintain professional, timely responses to all work orders.
Ensure adherence to all company policies and procedures; perform all other duties as assigned.
Operate computer and other technological devices to access email and company‑utilized software; execute Elmington’s non‑negotiables for service work orders and vacant turn times.
Communicate effectively with residents and coworkers, even in difficult situations.
Operate as a proven leader, forward thinker, innovative, and driven.
Knowledge, Skills, and Abilities
Strong background in HVAC, plumbing, electrical, and general carpentry.
Ability to work hands‑on using hand tools and power tools for upkeep.
Experience supervising and maintaining the physical condition of residential properties.
Professional and timely responses to work orders.
Strong customer service orientation with the ability to solve resident issues proactively.
Specific Education or Experience
Required: Hold at least one of the following certifications; if not currently certified, must obtain the required certification within 60 days of employment.
EPA Section 608 Certification (HVAC).
HVAC Certification (e.g., HVAC Excellence or equivalent).
Preferred: OSHA 10 or OSHA 30 Certification.
Preferred: CPO (Certified Pool Operator).
Preferred: Plumbing or Electrical Licenses (state specific).
Physical Demands
Frequently sit, stand, and walk; regular talking/hearing, handling tools and controls with hands.
Occasional climbing, stooping, kneeling, crouching, crawling.
Occasional lifting/moving up to 75 pounds.
Vision requirements (close, distance, peripheral vision).
Moderate to high noise environment; typical moderate temperature with seasonal extremes.
Travel Requirements
Travel up to 10% of the time.
