Essential Job Functions
Evaluate prospective new land opportunities within specific target areas in conjunction with underwriting team.
Determine probability of rezoning approvals based on political environment, QCT / DDA areas, and locational housing policies.
Assist with land planning analysis by providing potential yields for development.
Develop project entitlement timeline and expenses; prepare initial budget for feasibility studies, engineering, and professional costs necessary to obtain required permits and approval for project closings.
Manage feasibility process, review and recommend Phase 1 environmental report, geotechnical studies, topographic, endangered species, utility availability, traffic impact, and other relevant aspects that may impact cost or timing.
Manage entitlement process including applications, design, engineering, submittals, and permitting for targeted projects.
Attend applicable entitlement meetings, hearings, and work sessions with governmental, quasi‑governmental agencies, local civic groups, neighborhood associations, and other parties to gain needed approvals and permits.
Participate in weekly and monthly reporting to senior management; provide data input in presentable Excel format for both budget and timeline.
Function both in a team‑oriented setting and independently.
Perform all other duties as assigned.
Education Specific Education or Experience
Bachelor's degree in civil engineering, business, or a related field.
Proficient understanding and knowledge of land planning and civil construction.
Extensive experience managing multiple projects in different phases of development.
Five years or more of design / development related experience.
Physical Demands and Work Environment
Frequently sit, stand, and walk.
Requirements to talk or hear regularly.
Use hands or fingers to handle or feel objects, tools, or controls.
Occasional climbing, stooping, kneeling, crouching, or crawling.
Occasional lifting and/or moving up to 25 pounds.
Vision abilities include close, distance, peripheral vision, and focus adjustment.
Moderate noise level in the work environment.
Temperature typically moderate; ability to withstand seasonal cold and heat outdoors is necessary.
Travel Requirements
Requires travel 25% of the time with peaks up to 50%.
