Contract Maintenance Manager III Responsibility: Oversight, direction and coordination for all operations and maintenance (O&M) activities at the assigned job site to ensure adherence to contractual objectives. Supervise skilled trades workers engaged in maintaining and repairing equipment, structures, utility systems, buildings, and grounds.

Primary Job Functions

Perform O&M Management administration functions, handling a variety of actions and problems related to assigned contract(s).

Monitor management plans designed to accomplish contractual objectives and provide direction and support to subcontractors, support staff, trades and crafts.

Schedule work to be performed.

Submit monthly progress reports in accordance with contract and J&J requirements.

Manage and commit contract resources; monitor budgets on assigned contracts.

Ensure safety of all personnel on job, including sub‑personnel, compliance with environmental standards and quality of work performed.

Conduct staff training, safety meetings and briefings.

Research and address customer and employee complaints.

Perform field maintenance of HVAC systems and other contract‑management tasks.

Perform additional duties as required.

Education, Experience & Certification

High School Diploma or equivalent.

5 years verifiable experience in a health‑care business occupancy medical facility O&M.

5 years verifiable experience servicing and/or renovating commercial buildings, including management of a diversified workforce responsible for operations, maintenance and repair of commercial building infrastructure systems.

Knowledge, Skills and Abilities

Knowledge of codes and standards applicable to the O&M tasks covered by the PWS, TJC, NFPA, EPA, and OSHA.

Skilled in operation, repair and maintenance of HVAC, electrical, plumbing and mechanical systems, fire systems and security systems.

Knowledge of OSHA safety regulations and PPE procedures.

Ability to conduct accident investigations and safety inspections.

Proficient in reading, writing, speaking and understanding English.

Knowledge of Microsoft Office Suite and basic computer skills.

Strong written and oral communication skills.

Compensation and Benefits Base salary range: $85,000 – $110,000. Eligible for a wide range of competitive benefits, which may include medical, wellness, financial planning and short‑term benefits.
