Job Description Summary This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Schedule: Monday‑Friday + rotating on‑call schedule

Essential Responsibilities

Complete assigned work orders from resident requests, diagnose issues, and make repairs per policies, procedures, safety standards, and code requirements.

Perform the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch list creation, vendor scheduling, supply procurement, task completion, and final inspection.

Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items, track inventory, return unused items, and notify supervisors of re‑ordering needs.

Complete documentation and paperwork accurately and timely for correct service request tracking.

Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‐washing breezeways and pools, performing general cleaning, and painting curbs and signage as needed.

Support cost‑cutting initiatives by fixing parts when possible, minimizing waste, and using tools and equipment correctly.

Other Responsibilities

Comply with safety and risk‑management policies, attend routine safety meetings, complete required OSHA and other safety training, and report accidents and incidents promptly.

Periodically inspect contractor work to verify quality standards, scope, and specifications.

Service Technician Responsibilities

Assist with routine and periodic inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate physical needs to management.

Physical Demands

Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work in all weather conditions (rain, snow, heat, hail, wind, sleet).

Push, pull, lift, carry, or maneuver weights up to 25 lbs independently and 50 lbs with assistance.

Travel for assistance to other properties or training is possible.

Work a flexible schedule, including calls during evenings, weekends, and holidays.

Required Licenses or Certifications

EPA certifications Type I, II, or Universal for refrigerant recycling (Applies to Certified Service Technicians).

All certifications required by State and Local jurisdictions (Applies to all Service Technicians).

Valid driver’s license to operate a golf cart on property, if applicable.

Hourly range for this position is $22.00 – $24.00

Additional Compensation

Corporate Positions: Eligible to participate in quarterly or annual bonus programs based on individual and company performance.

On‑site Property Positions: Eligible to participate in weekly, monthly, and/or quarterly bonus programs.
