As a Maintenance Technician you will
Ensure the physical aspects of the property meet the company’s established standards
Diagnose problems and make repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, dry‑walling, exterior structural, and appliance
Essential Functions
Understand the 5 Ps Business Plan and be an active participant in the implementation and execution of responsibilities necessary to achieve property and company goals
Perform all interior and exterior repairs to maintain apartments, common areas, buildings and grounds according to established procedures
Regularly communicate with supervisor as to status of service requests, make ready units, etc.
Complete vacant units to make ready status per established procedures
Inspect all work performed by outside contractors
Assist in performing all snow removal as outlined in the policy and procedure manual or as required by the needs of the property, including daily completion of snow removal log
Schedule, inspect and/or perform ground maintenance ensuring high level curb appeal
Advise supervisor of adequate parts and supplies
Ensure that all Federal, State and County Health and Safety Codes, Laws, and Standards are adhered to
Perform pool cleaning daily, maintain pool chemical log and ensure property chemical balance
Regularly inspect laundry facilities, common area rest rooms, playgrounds, etc. to ensure proper functioning and cleanliness
Always maintain maintenance shop in a neat and orderly manner
Participate in resident retention activities
Respond to and correct after‑hour emergencies on a timely basis
Reports to Property Manager
Schedule Monday through Friday 8 am – 5 pm, mandatory on‑call rotation
Qualifications
Valid Driver’s License required
Minimum 1‑2 years’ experience in maintenance or equivalent field
Prior apartment maintenance experience preferred
Knowledge in plumbing, electrical, and general building trades
EPA Certification and Pool License preferred
Proficient in reading, writing, grammar, and mathematical skills
Possess your own basic tools to perform apartment/building maintenance
Other Requirements (Background Check and Drug Screening)
Must be able to pass a drug test, driving record, criminal history, and background checks prior to employment with Sterling Management Ltd.
Physical Demands
Ability to read and comprehend moderately complex documents
Ability to verbally and in writing communicate information and ideas so others will understand
Moderate level of repetitive typing using a computer keyboard
Must be able to bend, stoop, sit, stand, walk, climb stairs and ladder, reach, lift, pull, push, balance, crouch, crawl and kneel
Ability to travel to different work sites via personal automobile, rental car, airplane and other public transportation modes up to 20% of the time
Occasionally lift, carry and/or move up to 75 pounds
May be exposed to inside and outside environmental conditions, chemical hazards, respiratory hazards, extreme cold for more than 1 hour at a time, extreme heat for more than 1 hour at a time
