Summary Description Under general supervision of the Site Facility Coordinator, performs a wide variety of maintenance, repair and modification activities associated with the normal upkeep of buildings and HVAC systems, DDC building control systems and mechanical systems, systems at assigned facilities. Insures proper maintenance of electrical, electronic, pneumatic, DDC control systems, and performs related work as required.
As needed the position may be assigned to day shift, swing shift or graveyard shift.
Exemplary Duties/Responsibilities
Inspections of assigned facilities; diagnosis and scheduling of repairs; maintenance of mechanical equipment, electrical control and safety valves for proper operation and compliance with codes, regulations and safety orders.
Routine and seasonal maintenance of boilers, chillers, cooling towers and other auxiliary equipment; performing water tests, adding water treatment chemicals, lubricating equipment, replacing gaskets, seals, belts and filters, pneumatic pressure controls and bearing assemblies.
Minor maintenance including painting, plumbing, electrical, carpentry, masonry, heating and ventilation in repair of walls, floors, ceilings, mechanical systems and building surfaces.
Assistance to craft workers on major alterations, construction and repair projects; ordering parts, materials and supplies.
Assisting in supervising Preventive Maintenance Workers.
Employment Standards Education/Experience:
Any combination equivalent to education and experience that would provide the required knowledge and skills is qualifying. Typical options include:
Four (4) years of verifiable general building maintenance experience covering major heating systems, HVAC systems, electrical distribution, plumbing systems, carpentry, sheetrock, electrical and plumbing.
OR completion of an approved apprenticeship program in one of the building trades.
AND two (2) years of verifiable general building maintenance experience covering the same areas.
Knowledge of Heating, ventilation, and air conditioning systems including control systems such as pneumatic, electric, electronic, direct digital and computerized. Techniques, procedures, and hand and power tools used in general building troubleshooting and repair; carpentry, painting, concrete, plumbing, lighting, electrical, and mechanical systems; operating principles of boilers, fans, compressors/condensers, coils, pumps, motors and control systems; electrical and pneumatic control systems; hot water and steam systems; welding practices and procedures; applicable State and local building and safety codes and regulations; and related occupational hazards and safety precautions.
Skill at Working independently; diagnosing and performing preventative maintenance and repair work on boilers and HVAC systems and related equipment; reading, interpreting and following mechanical and electrical drawings, technical manuals, blueprints and specification sheets; observing safety practices; understanding and carrying out oral and written instructions; performing heavy manual labor; making estimates of materials and labor costs; preparing and maintaining related operational records and reports; handling a variety of work orders and completing work on schedule; and establishing and maintaining effective working relationships with those contacted in course of work.
Licenses/Certificates Possess and maintain a valid Nevada Driver's License with a driving record acceptable to the District.
Certification AHERA 16 hour asbestos training. Asbestos certification may be required within the first 12 months of employment. Employer will provide training.
OSHA Lead Action Training. Certification may be required within the first 12 months of employment. Employer will provide training.
Special Requirements Applicants must be willing and agree to NOT wear facial hair that would interfere with the wearing of a half-mask respirator. Must have the ability to use ladders to access roof equipment. May be called upon on off-hours for school emergencies such as burglaries, vandalism, fires, snow removal, equipment failures, flooding, etc.
Physical Demands This work requires considerable and strenuous physical exertion, such as frequently climbing tall ladders, lifting heavy objects over 60 pounds, pushing, balancing, stooping, kneeling, crouching, or reaching, crawling in restricted areas. Must have the ability to enter all areas of a facility including attics and crawl spaces.
Work Environment The work involves moderate risks or discomforts that require special safety precautions, e.g., working around moving parts, carts, or machines; exposure to contagious diseases or irritant chemicals. Employees may be required to use protective clothing or gear, such as masks, gowns, coats, boots, goggles, gloves or shields.
