Maintenance Technician

Sign‑on bonus:
$1,500 after 90 days of employment.
The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make‑ready repairs to all vacant units prior to move‑in. HVAC certification preferred.
Essential Duties and Responsibilities
Perform repairs to make‑ready units in a timely manner.
Provide 24‑hour on‑call service as scheduled by the Service Manager.
Assist the Service Manager or Housekeeper with work; assist Grounds personnel with trashing out units if necessary.
Support inventory control and utilization of maintenance materials and supplies.
Inspect property for improvements and repairs and discuss findings with the Service Manager.
Complete work order requests; review with Service Manager daily.
Assist the Property Manager or other staff members when requested.
Ensure the grounds are free of litter at all times; maintain a professional appearance in uniform.
Operate and perform scheduled maintenance on all equipment; know the location of gas and water meter emergency cut‑offs, fixture cut‑offs, and sewer clean‑outs.
Paint interior and exterior when required.
Be available for after‑hours on‑call on a rotating basis.
Be immediately available during snow events.
Perform other duties as assigned; use reliable transportation.
Follow the Maintenance General Operating Policies.
Qualifications
HVAC skills – CFC certification required; 608 Refrigerant Certification preferred.
CPO certification preferred.
Plumbing, electrical, carpentry skills.
Knowledge of SDS and OSHA regulations.
Pool certification if required.
High school diploma or GED; or one to three months related experience and/or training.
Valid driver’s license.
Working Conditions
May require night/weekend work.
Required to be on call.
Perform duties inside and outside; may involve extremes of temperature (below 32°F or above 100°F).
Physical Demands The employee must stand, walk, use hands, reach, and lift up to 100 pounds regularly. May be required to sit, climb, stoop, kneel, crouch, or crawl. Vision required includes peripheral vision and depth perception.
Work Environment The employee may be exposed to moving mechanical parts, toxic or caustic chemicals, outdoor weather, electrical shock, wet conditions, high or precarious places, fumes, extreme temperatures, vibration, and moderate noise.
