Maintenance Technician (1481-Charlotte, North Carolina)

Responsibilities
Perform make‑ready repairs to vacant units prior to move‑in.
Respond to 24‑hour on‑call paging as scheduled by the Service Manager.
Assist the Service Manager, Housekeeper, and Grounds personnel with work and trashing out units.
Maintain inventory control and utilization of maintenance materials and supplies.
Inspect property for improvements and review with the Service Manager.
Execute work order requests, including same‑day completion whenever possible.
Operate and perform scheduled maintenance on all equipment.
Paint interior and exterior when required and keep the maintenance shop clean.
Follow the Maintenance General Operating Policies and display a professional appearance.
Be immediately available in the event of snow and for after‑hours on call on a rotating basis.
Qualifications
HVAC skills – CFC certification.
CPO certification preferred.
Plumbing, electrical and carpentry skills.
Knowledge of SDS and OSHA regulations.
608 Refrigerant Certification preferred (training provided).
Working Conditions Position may require night or weekend work and being on call. Duties are performed both inside and outside, including extreme temperatures below 32°F and above 100°F.
Education and Experience High school diploma or GED, or one to three months of related experience and/or training, or an equivalent combination of education and experience.
Certifications, Licenses & Registrations Current driver’s license and CFC certificate (where needed).
Other Skills and Abilities HVAC, plumbing, carpentry, electrical, and pool certification if required.
Physical Demands Stand, walk, lift up to 100 pounds, use hands repeatedly, climb or balance, stoop, kneel, crouch, and occasionally taste or smell. Vision requirements include peripheral vision and depth perception.
Work Environment The job involves exposure to moving mechanical parts, toxic or caustic chemicals, outside weather conditions, electrical shock risk, wet or humid conditions, high and precarious places, fumes or airborne particles, extreme heat and vibration, and moderate noise levels.
