Job Title
Maintenance Technician – Avenue5 Residential
Salary & Schedule $22 – $25 per hour, Monday–Friday.

Responsibilities
Perform various maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
Execute general carpentry tasks such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
Carry out preventive maintenance tasks such as siding, painting, lighting, sprinkler, pool, golf‑cart, and elevator upkeep.
Maintain the work order system by verifying that all orders are completed timely and meet company standards and resident satisfaction.
Inspect the property grounds, buildings, and common areas to maintain safety and cleanliness and identify issues requiring maintenance, repair or replacement.
Assist with property emergencies (e.g., snow removal, inclement weather, fires, floods).
Communicate promptly with maintenance leadership regarding all maintenance issues.
Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
Participate in emergency on‑call/after‑hours assignments, adhering to response times and addressing emergencies appropriately.
Promote customer satisfaction by maintaining highest cleanliness and curb appeal standards, interacting courteously and professionally with residents.
Foster a positive, active, and collaborative relationship with residents, other properties, and associated agencies.
Maintain a professional demeanor and appearance at all times, modeling the same for the entire team.
Adhere to all components of the company risk management program.
Education & Experience
High school diploma or equivalent (required).
At least one year of experience in the property management industry or a directly related field.
Possess general maintenance and carpentry skills.
Skills & Requirements
Valid driver’s license, clean driving record, and current auto insurance.
Proficient English reading, writing, and comprehension.
Ability to use general office equipment (telephone, fax, printer, copier).
Excellent customer service and interpersonal skills.
Strong organizational and time‑management skills.
Ability to multitask and perform basic math functions.
Ability to defuse situations involving angry or difficult people.
Maintain confidentiality.
Maintain professional appearance and comply with uniform policy.
Comply with all safety requirements.
