Maintenance Technician – Avenue5 Residential Location:

Job Summary:

The Maintenance Technician will oversee a range of apartment and property maintenance duties, ensuring top‑quality customer service, curb appeal, and adherence to safety and risk‑management standards.

Responsibilities

Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as directed by property guidelines.

Complete general carpentry tasks: wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, ceramic tile repair.

Conduct proactive preventive maintenance (siding, painting, lighting, sprinkler, pool, golf‑cart, elevator).

Maintain the work order system; verify all orders completed on time and to resident satisfaction.

Inspect property grounds, buildings, and common areas to maintain safety and cleanliness; identify needed maintenance or replacement.

Assist with emergencies (snow removal, inclement weather, fires, floods).

Communicate promptly with maintenance leadership regarding all maintenance issues.

Observe and promote safety and risk‑management in accordance with local, federal, state, and company rules.

Participate in after‑hours on‑call assignments; adhere to established response times.

Promote customer satisfaction through cleanliness, curb appeal, and courteous interaction with residents.

Collaborate positively with residents, other properties, and associated agencies.

Maintain a professional demeanor and appearance at all times.

Adhere to the company risk‑management program.

Education and Experience

High school diploma or equivalent.

At least one year of experience in the property management industry or a directly related field.

General maintenance and carpentry skills.

Skills and Requirements

Valid driver’s license, clean driving record, and current auto insurance.

Proficient reading, writing, and understanding of English.

Ability to use general office equipment (telephone, fax, printer, copier).

Excellent customer service and interpersonal skills.

Strong organizational and time‑management skills.

Ability to multitask and perform basic math.

Ability to defuse situations involving angry or difficult people.

Commitment to confidentiality.

Professional appearance and compliance with uniform policy.

Compliance with all safety requirements.
