Building Manager 1/2 (Los Alamos National Laboratory) The LANL invites you to join our Science and Technology Operations (STO) team. As a Building Manager you will provide leadership, technical direction, and oversight of Facility Operations, ensuring the overall safety and security of operations within your assigned facilities. You will coordinate daily operations, manage budgeting, and ensure compliance with DOE and other governmental orders.

What You Will Do Duties and Responsibilities:

Provide oversight necessary to ensure compliance with safety and security policies, environmental requirements, and other applicable DOE/governmental orders.

Implement Conduct of Operations and support Conduct of Maintenance and Engineering processes.

Serve as primary point of contact for facility related issues, including coordination of maintenance, programmatic activities, and communication with facility tenants.

Take ownership and responsibility for facility/system operating condition, including configuration management control and serve as an expert resource in operations of facility systems.

Provide guidance to, and occasionally assist Facility Operators in performing rounds to ensure facility equipment operation.

Building Manager 1 Provides direct oversight of the operational functions of assigned facilities through implementation, coordination, and administrative control of institutional programs, policies, and objectives. Oversees operational excellence and works to ensure work is conducted safely and cost‑effectively. Serves as the primary interface with facility tenants on behalf of the FOD, coordinating various functions and activities to achieve positive outcomes.

Building Manager 2 In addition to Building Manager 1 duties, this level demonstrates a higher level of leadership, including mentoring, oversight of complex facilities, and responsibility for facility emergencies, abnormal events, fact findings, and learning teams.

Minimum Job Requirements Technical Knowledge Professional knowledge in facility operations and maintenance processes; experience with lock‑out tag‑out (LOTO) policies and procedures; ability to understand and interpret blueprints, P&IDs, and electrical schematics; knowledge of state and federal environmental requirements as they apply to facility operations.

Communication Skills Ability to adapt communication style to interact within different levels of the organization.

Business Skills Ability to utilize and manipulate computerized maintenance management and work control software to create, track, update, and develop reports; perform data trending and analysis to evaluate preventive maintenance program effectiveness; experience managing medium projects and utilizing project management tools.

Additional Job Requirements for Building Manager 2 Expert knowledge in facility operations and maintenance processes; ability to conceptualize and communicate major elements of facility equipment, maintenance, and/or upgrade activities; professional knowledge of Integrated Work Management principles; working knowledge of abnormal events and near misses, including reporting and learning from them.

Education/Experience

Building Manager 1: Bachelor’s degree in engineering or a related technical discipline, or equivalent combination of experience and education.

Building Manager 2: Bachelor’s degree in engineering or a related technical discipline with 3 years of related experience, or equivalent combination of experience and education.

Desired Qualifications

Active Q Clearance.

Experience working in hazardous facilities.

Facility Management Professional Certification, Certified Maintenance and Reliability Technician, Lean Methods certification.

Essential Job Functions Ability to hear high‑pitched sounds, climb stairs, ladders, bend, and lift and carry 20–30 pounds; perform work in the same range (500–3,000 Hz).

Work Location The work location for this position is onsite in Los Alamos, NM. All work locations are at the discretion of management.

Position Commitment This position requires a continuous service of 1 year for regular appointment employees who meet eligibility requirements.

Additional Details Employment with Triad requires a favorable decision by the National Nuclear Security Administration indicating suitability under NNSA Supplemental Directive 206.2. This requirement applies only to U.S. citizens. Foreign nationals are subject to a similar requirement under DOE Order 142.3A.

– this position will be cleared to this level. Selected applicants must meet eligibility requirements for access to classified matter.

New‑employment drug testing is required. A positive test for marijuana will result in termination of employment.

The Laboratory maintains a substance abuse policy that includes random drug testing.
