Function & Role The Maintenance Supervisor is responsible for overseeing and performing daily facility maintenance operations, ensuring that all equipment, systems, and physical structures are maintained in a safe, efficient, and reliable working order. This role combines hands‑on repair work with supervisory duties, coordinating maintenance staff, managing work orders, and ensuring compliance with safety and operational standards. The Maintenance Supervisor plays a key role in maintaining the property’s overall functionality and appearance, including mechanical systems, plumbing, electrical, HVAC, pools/spas, and general upkeep. This position may also oversee housekeeping or janitorial staff as needed, ensuring a clean, safe, and welcoming environment for all residents, guests, and staff.

Supervisory Responsibilities The Maintenance Supervisor supervises the Facilities Assistants, including the Clubhouse Custodians.

Qualifications

Strong working knowledge of building systems, i.e., plumbing, electrical, HVAC, mechanical, pools & spas, etc.

Ability to read and interpret technical manuals, blueprints, and schematics.

Proficient with tools, diagnostic equipment, and maintenance software or work order systems.

Minimum of 3‑5 years of hands‑on maintenance experience, with at least 1‑2 years in a supervisory or leadership role.

Excellent organizational, communication, and problem‑solving skills.

Ability to work independently, manage multiple priorities, and meet deadlines.

Valid Arizona Driver’s License and reliable transportation.

Must be able to lift 50 lbs., climb ladders, and perform physical work in varying conditions for long periods of time.

May require on‑call availability for after‑hours and weekend emergencies.

Responsibilities and Duties

Supervise and coordinate the activities of the on‑site maintenance team, including training, scheduling, and performance oversight.

Conduct daily property inspections and identify maintenance needs related to building systems, grounds, equipment, and amenities.

Ensure exterior landscaping is maintained correctly, including lawn care, trimming, and seasonal management and maintenance.

Perform and oversee hands‑on maintenance tasks, including plumbing, electrical, HVAC, carpentry, and general repairs.

Prioritize and complete work orders and service requests in a timely and professional manner.

Manage preventive maintenance programs and maintain accurate service records and logs.

Monitor inventory and order maintenance supplies, parts, and equipment as needed.

Coordinate with vendors and contractors for specialized services and oversee the quality of work performed.

Ensure all maintenance work is performed safely and in compliance with local codes, OSHA standards, and company policies.

Perform daily pool & spa maintenance, including water testing and chemical adjustments to meet Maricopa County Health Code standards. Maintain logs of chemical readings and maintenance activities as required by the Maricopa County Health Code.

Clean and maintain pool and spa daily, including vacuuming, skimming, and brushing. Inspect and maintain filtration systems, pumps, heaters, and chemical feeder systems.

Respond to after‑hours emergencies as required.

Attend Building Operations Committee meetings.

Collaborate with the Onsite Community Association Manager to support capital improvement projects and budgeting.
