Eligibility: Employment within CCSNH requires residency within a New England state (Maine, New Hampshire, Vermont, Massachusetts, Connecticut, Rhode Island).

Scope of Work: Supervises building, electrical and mechanical, and grounds maintenance operations and staff; coordinates construction and maintenance projects; develops and implements routine and preventative maintenance programs; oversees maintenance expenses; and engages in long‑term facility planning. This position reports to the President at River Valley Community College.

Accountabilities

Manages operations of the physical plant and grounds including routine and preventative maintenance, custodial functions, repairs, renovations, and special projects of the Claremont campus, Keene, and Lebanon Academic Centers.

Defines and maintains the process for onsite asset management including equipment in the classrooms at the Claremont, Keene, and Lebanon sites.

Manages the onsite implementation of technology projects as designed and provided by the System Office.

Coordinates the service availability of site compliance components such as Rave and Exaqvision.

Coordinates contracted services for maintaining and repairing facilities and grounds and works with the President in the oversight of contracted staff.

Ensures the cleanliness and maintenance of buildings and grounds in the absence of facilities staff by performing general building and grounds maintenance functions including custodial work, groundskeeping, landscaping, and mechanical work.

Prepares the annual maintenance budget and manages expenditures within the budget, overseeing all monies earmarked for building, grounds, and custodial maintenance and ensuring cost‑effective purchases.

Prioritizes maintenance projects, establishes completion dates, monitors status, provides project updates to the CAO, and reviews daily/weekly activities of facilities staff.

Collaborates with the President to develop long‑range planning activities and capital budgets related to future facility needs; hires, supervises, trains, evaluates staff, and directs operations of HVAC, electrical, plumbing, and mechanical systems.

Implements and evaluates maintenance programs to ensure efficient operation of plumbing, electrical, HVAC, generators, water supply, safety/security, alarm, and distribution systems.

Establishes and maintains policies for unforeseen or emergency situations to ensure the safety and well‑being of employees and students.

Co‑coordinates safety and security with Campus Security, local police, fire, and recreation departments.

Ensures safety and security procedures are followed by coordinating with Leadership Team and Campus Security.

Reports safety concerns to Administration in a timely manner and responds to emergency calls to maintain safe operating conditions.

Oversees public access and usage of college facilities and coordinates usage with staff and faculty.

Coordinates on‑the‑job training including annual safety training sessions for staff in vehicle operation, hazardous materials, and other physical plant safety issues.

Serves on and leads college or system committees, as assigned.

Complies with all college, system, state, and federal rules and regulations.

Other duties as assigned.

Minimum Qualifications Education:

Associate's degree from a recognized college or technical school with a major study in a building trade, engineering, building construction, facility management, or an equivalent field.

Experience:

Five (5) years of experience in building maintenance, construction, or a building trade, including two years in a supervisory or project‑management capacity. Each additional year of approved work experience may substitute for one year of formal education.

Preferred Qualifications Licensure or certification in at least one of the following: electricity, HVAC, or plumbing. Knowledge of HVAC, plumbing, or mechanical engineering technology and project management. Ability to construct and interpret building plans, sketches, and drawings.

License/Certification Certification/licensure in one or more building trades. Possession of a valid driver’s license and/or access to transportation for statewide travel.

Recommended Work Traits Knowledge of and experience in maintenance and repair practices for plumbing, carpentry, masonry, electricity, painting, steam‑fitting, and aerial lifts. Understanding of safety precautions attendant to those trades. Mathematical computation skills for measuring and calculating materials and costs of repair projects. Ability to interpret schematic drawings and plot plans. Skill in scheduling and supervising trade and plant operations personnel, maintaining accurate records, and establishing effective relationships with employees, contractors, and the public. Experience with project and task management and quality assessment. Willingness to maintain a professional appearance and abide by college appointing authority’s standards.
