Department Marketing Statement As part of Housing, Dining & Auxiliary Enterprises (HDAE), Residential Operations is responsible for the physical plant administration of the HDAE portfolio that exceeds 4.3 million gross square feet of facilities that house over 10,000 residents on campus. In addition, the over 245 career staff in Residential Operations provide physical plant services to various University owned facilities including conference centers, administrative offices, the University Center, Events Center, The Club & Guest House, parking facilities, and retail operations that serve on average 21,000 customers daily and host over 150,000 guests annually. For all of campus departments including academic divisions, Residential Operations oversees the functions of Distribution & Logistical Services (DLS) inclusive of Furniture Services, Surplus Sales, Mail Services, Central Receiving, and Materiel Management & Logistics. The DLS Furniture Services & Surplus Sales programs operate on recharge and revenue, and the crew provides essential services to all departments and divisions across campus.

Brief Summary Of Job Duties The Furniture Services & Surplus Sales unit of Distribution & Logistical Services (DLS) is part of the Residential Operations department in Housing, Dining & Auxiliary Enterprises (HDAE). The Lead BMW schedules work requests, leads job duties, and reviews finished work orders to ensure the crew follows the workflows established with the computerized maintenance management software WebTMA. Job duties include office and lab relocations, furniture installations, modular systems furniture modifications, heavy equipment receiving and delivery requiring special handling, set‑up of rental furniture and equipment for public events, pickup and the donation, re‑sale, or disposal of inventory and surplus property, and related tasks at all University‑owned properties. The Lead BMW consults with campus departments and the Manager to provide details on labor, material, and equipment resources required for job estimates, coordinates and leads job requests and all administrative and operational workflows in the absence of the Manager, performs other duties as assigned, and may work weekend shifts and after‑hours overtime as needed.
Required Qualifications
Use of basic tools, moving equipment including pallet jacks and motorized forklift; warehouse management; staff management including student staff; and project and special events management.
Ability to read, write and perform basic arithmetic calculations.
Advanced mechanical aptitude.
Ability to effectively prioritize tasks; may also prioritize work for lower level incumbents.
Ability to adapt to changing priorities.
Solid interpersonal skills to enable effective interactions with faculty, staff, and students.
Proficient in Google Suite applications. Basic proficiency with database software and work order management systems.
Demonstrated skills in interpersonal communications; ability to instruct and mentor lower level staff; provide input on hiring, performance and disciplinary decisions.
Provides outstanding customer service, exercising good judgement, displays excellent interpersonal skills and is professional in every respect.
Preferred Qualifications
High School Diploma.
1‑3 years Customer Service Experience.
1‑3 years Exercises good judgement, demonstrates positive leadership, displays excellent interpersonal skills and is professional in every respect.
1‑3 years Experience in semi‑skilled building maintenance work or equivalent combination of education and experience.
Special Conditions Of Employment
Satisfactory completion of a criminal history background check.
Able to frequently lift up to 50 lbs.

60% Job Lead – Works alongside as a Lead, assigns work orders, transmits instructions, explains tasks to workers, maintains time and material records for recharge, advises Manager of delays, resource problems, material and equipment needs and progress of assignments; discusses work requirements with departmental representatives, estimates cost, and organizes labor and equipment resources; delegates tasks to other Building Maintenance Workers and student staff; assists workers when problems occur and reviews quality of work afterwards; oversees and assists in all aspects of installations of modular furniture, inventories material, reviews drawings, and specializes in modification and repair of modular components; directs and assists delivery of large, heavy, delicate equipment requiring specialized handling; oversees delivery and set‑up of furniture upon departmental request; advises Supervisor in employee training, equipment operation safety, and opportunities to improve positive teamwork dynamics.
15% Estimate/Design Jobs – Estimates labor and material costs on jobs; designs and lays out modular furniture installations or event rental furniture and equipment; responsible for coordinating job requests and all administrative and operational workflows in the absence of the Furniture Services Manager.
15% Public Events/Surplus – Oversees delivery & pick‑up of large, heavy or delicate equipment requiring special handling; oversees delivery and set‑up of rental equipment for larger public events; assists in oversight of inventory equipment management, assesses items for proper disposition, tests, repairs and cleans equipment; assists in setting prices and selling and/or reallocating equipment.
10% Other Duties – Attends relevant training, works as a team member with a diverse student body and staff, develops and promotes safety rules and standards, works closely with other departmental and campus managers to achieve goals and objectives of HDAE; performs other duties as assigned based on operational need.
