Main Purpose
Seeking a Maintenance Supervisor responsible for ensuring that multifamily properties remain in optimal condition through the effective planning, execution, and supervision of maintenance activities. This role leads internal staff and coordinates with vendors to ensure units are habitable and meet high-quality standards.
Key Responsibilities Property Inspections & Supervision
Conduct routine property inspections using detailed checklists.
Document and address deficiencies proactively to maintain safety and functionality.
Vendor Management
Request quotes, negotiate terms, and oversee vendor services.
Monitor performance and ensure resolution of operational issues while controlling costs.
Preventive Maintenance Planning
Develop and implement a preventive maintenance schedule.
Supervise execution to ensure timeliness and quality.
Make-Ready Process
Manage unit turnover, including repairs, painting, and cleaning.
Assign and supervise tasks to internal technicians and vendors.
Cross-Functional Duties
Ensure compliance with internal policies and applicable laws.
Submit timely reports and updates.
Track KPIs and recommend service improvements.
Manage resources efficiently and support training initiatives.
Required Qualifications
License: EPA Certification (Refrigerant Handling)
Experience: 5+ years in maintenance roles, preferably in multifamily housing
Skills:
Proficient in HVAC, plumbing, electrical, appliance repair, and general maintenance
Strong project planning and execution skills
Familiarity with property maintenance regulations
Languages: English (B2), Spanish (B2)
