POSITION SUMMARY:

Under the supervision of the Director of Facilities and Operations, the Operations & Facilities Specialist will be responsible for assisting with the maintenance and upkeep of Annenberg PetSpace and Annenberg Genspace. Responsibilities

Assist in maintaining the facilities and grounds of PetSpace and Genspace in accordance with lease provisions and the elevated standards of all Annenberg projects. Help assess and perform building interior repairs, including mechanical, electrical, plumbing and IT/AV in accordance with appropriate building codes, lease restrictions and environment requirements. Monitor and ensure proper function of equipment and vehicles, assure maintenance of appropriate equipment/vehicle records and logs, including repairs, regular maintenance. Respond and/or complete facility requests in a satisfactory and timely manner. Act as additional internal point of contact for event set up, execution and break down as communicated via work orders and other event communications as directed by the Facilities & Operations Manager. Assist in ensuring a safe and clean facility for guests, staff, and animals of the building. Assist in custodial needs for facility, including floor maintenance, window-cleaning, restrooms, and all areas dealing with animals and pets in providing a safe and healthy atmosphere for the animals and for visitors in accordance with operational best practices. Perform outdoor maintenance in compliance with lease provisions, including mowing, weeding, sweeping and leaf blowing. Coordinate with the Director of Facilities and Operations on security protocols such as badge creation/administration and occasional camera checks as requested. Perform preventative maintenance on a variety of equipment, including the interior and exterior of the building, and human and animal systems. Communicate and work collaboratively with all team members in a manner that exemplifies positivity and the Annenberg values. Related duties as assigned. Education and Experience

High school diploma or hands-on experience in building operations and facilities maintenance. Up to 1 year of experience in a facilities, maintenance, or operations role (internship, volunteer, or part-time work accepted). Knowledge, Skills and Abilities

Ability to prioritize and manage several projects simultaneously, coordinate necessary workflow; update and chase delegated tasks to ensure progress to deadlines. Advanced knowledge of building maintenance, renovation practices and methods. OSHA knowledge is a plus. Basic knowledge of building systems such as electrical, plumbing, HVAC and landscaping is a plus. Valid CA Driver’s License with a clean driving record. High degree of problem-solving and decision-making ability. A self-starter who can work independently with little or no supervision. Basic computer skills, including Microsoft Office and selected software/databases related to facilities/building maintenance. Effective written and oral communication skills with ability to compose routine correspondence.
