Job Title
Maintenance Technician
Salary: $20 to $21 per hour
Schedule: Monday - Friday with on call

About the Position We’re looking for a talented maintenance technician who will be responsible for addressing an array of apartment and property maintenance duties as specified by the maintenance supervisor and/or property manager, and for maintaining the highest standards in customer service and curb appeal of the assigned property.
Responsibilities
Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines
General carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair
Perform proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf‑cart, elevator and more
Maintain work order system, verify all orders are completed in a timely manner to company standards and resident’s satisfaction
Inspect property grounds, buildings and common area amenities to maintain safety and cleanliness, identifying issues requiring maintenance, repair or replacement
Assist with property emergencies (snow removal, inclement weather, fires, floods)
Promptly communicate with maintenance leadership regarding all maintenance issues
Observe and promote safety and risk management per local, federal, state and company rules and regulations
Participate in emergency on‑call/after‑hours assignments; adhere to established response times and address emergency issues appropriately
Promote customer satisfaction by maintaining cleanliness and curb appeal, interacting courteously with residents
Foster positive relationships with residents, other properties and agencies
Maintain a professional demeanor and appearance at all times
Adhere to all components of the company risk management program
Education & Experience
High school diploma or equivalent (required)
At least one year of experience in the property management industry or directly related field
General maintenance and general carpentry skills
Skills & Requirements
Valid driver’s license, clean driving record, current auto insurance (required)
Ability to read, write and understand English
Ability to use general office equipment (telephone, fax, printer, copier, key‑track system)
Excellent customer service and interpersonal skills; ability to relate to others
Strong organizational and time‑management skills
Ability to multi‑task
Basic mathematical skills
Ability to cope with and defuse situations involving angry or difficult people
Ability to maintain confidentiality
Professional appearance; comply with uniform policy
Comply with all safety requirements
