Role Summary The Building Engineer is responsible to manage contractors, projects and vendors servicing Cinemark Corporate Office, T.O.P Center (network operations center), and warehouse, including overseeing the functioning of all building systems such as electrical, mechanical, plumbing, HVAC, fire/life safety, elevators, landscaping/snow removal, building security, parking structure, office furniture, and janitorial.

Responsibilities

Must be able to communicate effectively with all stakeholders and influence others beyond direct sphere of control Oversee the function of all building systems such as electrical, mechanical, HVAC, fire/life safety, elevators, landscaping/snow removal, building security, and janitorial.

In the matters of building security and HVAC systems, interface with the loss prevention and HVAC departments respectively.

Regular Inspections (Monthly/Quarterly/Annually) of the mechanical systems, electrical systems, fire systems, roof systems, business continuity, and critical infrastructure to ensure all systems are running at efficient standards and up to date with local jurisdictions. Prepare annual budgets for building operational and capital expenditures.

Obtain bids, negotiate pricing and select contractors for multiple projects at multiple sites

Monitor/track project performance to specifications

Requisition purchase orders for services and maintenance and approves payments

Manage contractors and vendors servicing

Maintain building cleanliness and aesthetics including the management of custodial staff

Working closely with the facilities department leadership to monitor sites for potential problems and works to mitigate any risks

Understands the functioning of all building systems such as electrical, plumbing, mechanical, HVAC, fire/life safety, elevators, building security, and janitorial

Communicate appropriately with Department heads, administrators, and facilities leadership, through written and verbal communication

Appropriate people informed of site-by-site project progress, complete weekly Status Reports, participate in bi-monthly Property meetings

Maintains a positive, professional demeanor

Submit, update, and close out work orders in the online platform: ServiceChannel. This also includes following up on vendor ETA, reviewing proposals, leaving feedback upon 3rd party completion of work, and reviewing invoices.

Assist where applicable in acquisitions, decommissions, corporate initiatives, strategic projects

Work with the office manager, facilities, construction, and HR in implementing new office and conference spaces including managing and maintaining office furniture

Coordinate wall installations

Assist the corporate events team with corporate events at the CSC

Hands on in repairing and maintaining general facilities items including but not limited to:

Plumbing

Mechanical

Electrical

Wall and Floor Finishes

Office Furniture and Equipment

Responsibilities

BS in Facility Management, Construction Management, Business or Engineering

5-10 years’ experience in facility management

Preferred experience with LEED and ENERGY STAR rating system.

Knowledge of construction, maintenance, electrical, HVAC, plumbing and other building systems required

Knowledge of State, Provincial and Municipal building codes and regulations required.

Knowledge of MS Word, Excel, PowerPoint, Budget preparation, and cost benefit analysis;

Knowledge of when to use contractors due to time or cost considerations.

Physical Requirements & Working Environment

Work in an upright standing position for long periods of time; be able to reach overhead; have full range of mobility in upper and lower body

Be able to work in various positions, including, but not limited to stooping, standing, bending over, sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the property/building quickly and easily as required to meet the job functions

Climb ladders and work at heights above ground level (maximum 14 ft on A-frames)

Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain, humidity)

Repeat various motions with the wrists, hands and fingers

Be able to lift, pull and push materials and equipment up to 50 lbs. occasionally to complete assigned job tasks

Communicate, receive and exchange ideas and information by means of the spoken and written word

Maintain a valid Texas driver’s license and insurance

Be able to travel between Cinemark Corporate Office in Plano, TX and T.O.P Center Frisco, TX

Schedule: Monday-Friday 7:30am-4:30pm On Location.
