Job Title: Project Manager – Commercial Construction
Location: Houston, TX
Salary: Up to $150,000/year
About the Role We are seeking an experienced Project Manager to lead the delivery of commercial construction projects valued up to $20 million in the Houston market. This role is responsible for managing all aspects of the project lifecycle, including budgeting, scheduling, contract administration, and client coordination, while partnering closely with field leadership to ensure successful project outcomes.
The ideal candidate has a strong background in commercial construction, excellent cost-control skills, and experience managing projects from preconstruction through close-out.
Key Responsibilities
Manage commercial construction projects from preconstruction through completion, ensuring projects are delivered on time and within budget.
Develop, track, and maintain project budgets, cost reports, and forecasts.
Coordinate and update project schedules in collaboration with Superintendents and subcontractors.
Lead subcontractor buyout, contract negotiation, and change order management.
Oversee RFIs, submittals, pay applications, and project documentation.
Serve as the primary point of contact for owners, architects, engineers, and consultants.
Identify project risks and implement proactive mitigation strategies.
Ensure compliance with contract requirements, quality standards, and company procedures.
Lead project meetings and provide regular status updates to internal and external stakeholders.
Manage project close-out, including punch lists, turnover documents, warranties, and final billing.
Required Qualifications
7+ years of project management experience in commercial construction.
Proven experience managing projects valued up to $20M.
Strong understanding of construction financials, including cost tracking, forecasting, and change management.
Ability to read and interpret construction drawings, specifications, and contracts.
Experience working closely with Superintendents and subcontractors.
Proficiency with construction management software (e.g., Procore) and standard office tools.
Strong communication, leadership, and organizational skills.
Ability to manage multiple priorities in a fast-paced environment.
